buy house in daytona beach floridaFor those of you who are interested in the recent condo and housing activity for Daytona Beach Florida, here are a few statistics. Also, the Daytona Beach Area Association of Realtors covers Ormond by the Sea, Ormond Beach, Holly Hill, Daytona Beach, Daytona Beach Shores, Port Orange, South Daytona, Wilbur by the Sea and Ponce Inlet.

1329 listings were entered into the MLS in August. Although some of these are brand new listings, many of these are houses and condos that were previously listed and did not sell.  (844 listings were withdrawn from the MLS and 781 listings expired in August.)

Of the sales contracts that were written in August, there are currently 123 still pending, and 88 have contingencies. These contingencies vary in nature from being dependent on other sales, to waiting for financing approval, or waiting for the results of home and termite inspections. 

There were 273 closings for the month.  This is an increase of approximately 50 more than we've been seeing per month, for the past several months.

Thats an incredible amount of expireds! Has the sales activity showed consistent rises? you mentioned 50% increase. I am wondering if this is spread across the market, or if the beachside is still well behind.

Sean-  We have 2.5 years of inventory. That means we're going to keep seeing a lot of homes expire and re-list. And we didn't have a 50% increase, we just had about 50 more sales in August than we've been seeing each month. Unfortunately, September's sales showed a significant drop, so the 50 more sales we had in August is pretty much irrelevant now. 

As for the beachside, I sold 2 condos on the ocean last month, but both of them sold for well below what everyone else is asking. That's the trend I'm seeing for the entire county. The only properties that are selling are the ones that are priced well below the competition. It doesn't even matter if a property is priced competitively. If it's not priced below the competition, it's not going to sell.

thanks lisa. I agree. We sold our unit beachside in August for about $25K lower than what the next lowest asking price was.
