2011 Summer Rental Decisions ... The Wise Rental Tenants Make Them Now ... for Ocean City, New Jersey

 

So who are phoning and emailing their rental agents to lock up rental properties for the 2011 Summer Season.  I call these very smart people "the professional rental tenants." They are the ones who make their decision at several different times:  maybe as early as rebooking before they leave during the summer, possibly checking dates and others who rent with them and phoning back in September and October, or getting another email or postcard reminding them that it is now time to lock up that favorite rental property ... and they do it between November and early January, 2011. 

These "professional rental tenants are the backbone of our rental business.  They know what they want, they explain it quite well to their agents, and they usually get what they want because the agents know how good these rental tenants will be.  So they often get larger or smaller rental properties depending on their number which often changes over time.  But they are my favorite people to work with.

Sometime between January and mid-April, the majority of rental tenants start their process of trying to find what they had last year ... often taken by this time.  Or they may want to check out other possibilities with some but not total success.  This group is very important too, because they keep coming back to Ocean City (NJ) ... but often they are disappointed because they wanted too long.

Once mid-April arrives or early May, the final phase begins and runs through much of the summer.  I refer to this group as "the less professional rental tenants." They may be new at it ... and I enjoy working with this segment of the group because maybe I can change their status in coming years.  There is another group ... "the unsatisfied" ... who are always looking and looking and looking.  Finally, we find "the bargain-hunters," the ones who want a deal, but often don't know how to play the game.  Again, you may try to work with this group ... but the deal is possibly more important than the vacation.
