Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.

The Wyndham Park neighborhood consists of about 600 homes, of mixed styles. There is an active HOA. Wyndham Park is south of 64th Ave and east of Eldridge.

Median Sold Price Past Six Months $355,000 (Down from September's $360,000)

Median Days on Market for Sold Homes 46 (Down from 51 in September)

Absorption Rate 1.2 months (2 months in September)

Percent Distressed Sales 14% (1 home - 11% in September)

Joetta,

Your medium list price of $464,450 is not down from September's but up.  I didn't run the numbers yet in my area but it is interesting to see that the market is down slightly in October vs. September.  Of course the month is not over yet but still an interesting fact.  I ran numbers for September 2010 vs. September 2009 and saw a large increase in property values and attribute that to the fact that there were a large number of bank owned properties that sold in September 2009.

Does your market tend to slow down in the winter months too?

I forgot to mention that I was impressed with your inclusion of the absorption rate.  That is often overlooked because some agents don't understand the concept or how to calculate it.

Thanks for pointing out my error, Anja. I fixed that and another typo I noticed while I was in there!

Yes, our area does slow down this time of year. The odd thing is, it picks up again immediately after the new year. I guess we've gotten used to the cold weather by then, and accepted the fact that it's not so terrible after all, so we might as well get our homes bought and/or sold, as the case may be.  

I need to do year over year analysis too, but from everything I've seen, it'll be down. Too bad, it looked for awhile like we had turned the corner.
