I just could not believe this! I mean, let me tell you if you are not taking your duties to be a good agent seriously then please find another business to get into! 

We received a call on one of our expired packages. We decided we needed to see this property before we list it because this was a house that should have sold even in our slow market. Meeting with this couple was such a delight, they are wonderful people and we got along very well. The house was absolutely perfect. I am so glad we decided to tour this home prior to listing it. It has so many features that a buyer would desire.

The sellers had their home listed for six months with a local agent. She did not give them a net sheet when she took the listing! I can not believe that! The sellers did not know what their bottom line was going to be and the agent did not educate them as to who pays what and what is customary in our area. The agent did not mention any of the features this house has that bring it more value. She took one photo that looked like crap. This home is so beautiful as soon as I saw the house my mind started churning about what angles would be in our Real Estate Show and what I can do with showcasing this listing on our blog! The agent told these people who are in their late 60's that she would come back to take new photos and never did! When their listing expired with her, she just put their HOUSE KEY in their MAILBOX!  Yep, you read it right! Well, does she know this is illegal? What about security? You just leave keys in someone's mailbox for anyone to take and welcome themselves in your home? I was so embarrassed for my profession right then. This agent did not do these sellers justice.

Well, here we come to save the day and sell this spectacular home! So stay tuned to view another beautiful and priced right listing I am getting ready to showcase!

How crazy is that? If you don't do a net-out and the seller turns out to be upside down they may not even be able to sell it when you get an offer. Good for you and Nestor for being a true professional.

I had a similar experience when I was on the buyer's side of the transaction.  We made a fair first offer, and the seller's agent came back and said that they couldn't take it.  The reason?  Even at LIST PRICE, the sellers couldn't afford to sell this home.  Why?  They had a prepayment penalty nobody knew about.  Now, this home had been vacant for at least 6 months, and had been on the market with 2 different listing agents.  Nobody bothered to check for a prepayment penalty in all this time. Sad.

Michele- This is a good question to ask the sellers when taking a listing. Sometimes they do not know and sometimes even the sellers withhold information such as a second note. Here in Florida title is not run until an offer is accepted. I build trust with the seller and they will begin to disclose. I have had listings where they say their payments are current and you find out later that they are in pre foreclosure. That is sad that this happened and that agents are not serious enough about their businesses. Katerina

Wow.  She left the keys in the mailbox.  And didn't tell them how much it wouldcost them to sell.  I guess that means that she also didn't know what they owed and what they were working with. 

That is SAD.  It gives Realtors a bad name.  It isn't right!!! It is refreshing to see that they found an agent who will help them, not just list them.

Nestor and Katerina,  Good post.  Those sellers are lucky to have you.  Hard to believe that an agent would be so negligent on many levels - leaving keys in the mailbox - illegal, rude, unprofessional.  Was she a character in "Desperate Housewives"?

I had a customer that was expired and she had 4 agents before me. None of the 4 other agents gave her a net sheet. She thought that my commission INCLUDED all the closing costs. Um..."no, ma'am." She got mad at ME for what the OTHER agents did wrong! I'm pretty new in the business. I couldn't believe it! That net sheet is a "what to expect when expecting" for Real Estate.
