How crazy is that? If you don't do a net-out and the seller turns out to be upside down they may not even be able to sell it when you get an offer. Good for you and Nestor for being a true professional.

Michele- This is a good question to ask the sellers when taking a listing. Sometimes they do not know and sometimes even the sellers withhold information such as a second note. Here in Florida title is not run until an offer is accepted. I build trust with the seller and they will begin to disclose. I have had listings where they say their payments are current and you find out later that they are in pre foreclosure. That is sad that this happened and that agents are not serious enough about their businesses. Katerina
Katerina - Another great example of how you will swoop in and save the day for these clients. I smile every time that a seller says "I hate REALTORS" and ask their story. Too often it is a story like yours. I smile because I know that as bitter as they are, my hard-work and determination will not go unnoticed by these sellers. Keep up the great work! - Toby

Wow. She left the keys in the mailbox. And didn't tell them how much it wouldcost them to sell. I guess that means that she also didn't know what they owed and what they were working with.
That is SAD. It gives Realtors a bad name. It isn't right!!! It is refreshing to see that they found an agent who will help them, not just list them.

Virginia- SAD is the word! No, she never asked them what they owed. She said it did not matter. Well, it does not matter to the market what you owe but it does matter to know what you are working with and what is the best way to help your client! And she boohood every detail they tried to point out to her that they believed was a value. I will show you pictures this weekend of the house on my post so stay tuned. I had a customer that was expired and she had 4 agents before me. None of the 4 other agents gave her a net sheet. She thought that my commission INCLUDED all the closing costs. Um..."no, ma'am." She got mad at ME for what the OTHER agents did wrong! I'm pretty new in the business. I couldn't believe it! That net sheet is a "what to expect when expecting" for Real Estate.
