Third Quarter Real Estate Transactions for Addison

In the third quarter of 2010, the sold volume of homes in Addison declined from 2009. This is seen by a drop in the number of homes sold, from 26 to 21, and a decline in the median sales price of about 6%. As shown in the graphs below, the days on market were up in almost every price range except in $300,000 and $750,000 homes. Most homes on the market in Addison (over 50%) in the third quarter are in the $300,000 range, up from 2009. Monthly sales are down in the third quarter from their high in May, and sharply dropped in the month of September. The monthly sales have been up overall in 2010. Based on the number of homes available, the $200,000 price range has only 2 months of inventory on the market at the end of the third quarter of 2010. However, the $300,000 has almost a year of inventory and $500,000 has almost 18 months. Bottom line: lots of inventory and too few buyers!
