In Frisco, the total sold volume dropped significantly from third quarter of 2009. The number of sales also dropped from 728 to 466, while the median sale price increased from $235,000 to $260,750. In all price ranges except $150,000, homes were on the market less time in the third quarter 2010 as compared to 2009. The market share of homes in Frisco was dominated by those priced in the $300,000 range, which contains almost 35% of homes for sale in quarter three of 2010. The market share of homes for sale also greatly increased in the $500,000 range by almost 30%. The number of home sales in Frisco has greatly dropped from second quarter 2010 and was down from third quarter of 2009. At their peak in April of 2010, almost 280 homes sold. In September that number had dropped to just over 100. In terms of months of inventory, the numbers have increased in all price ranges, especially homes in the $750,000 and up range. Over $750,000, there were 49 months of home inventory available. In the third quarter of 2009, there were only 24 months of inventory.
