Third Quarter Real Estate Transactions for Southlake

The sold volume from third quarter 2009 to 2010 declined only $4 million. The number of home sales declined from 133 to 120, but the median sale price increased from $525,000 to $564,500. The number of days on the market was down for homes over $500,000 when compared to quarter three of 2009, but were up in the $300,000 range from 90 to 180 days. The market share of homes on the market in Southlake did not vary greatly between third quarter 2009 and 2010. For $500,000, the market share dropped from around 44% to 38%, and homes in the $750,000 range saw an increase in market share from 34% to 41%. The number of home sales in Southlake hit its highest point in the third quarter of 2010, with 60 homes sold in July. Since then, home sales have dropped of significantly to about 25 in September. Months of inventory were largely the same for all homes over $500,000. In the $300,000 range, the inventory amounts dropped from 36 months to only 5 months in 2010.
