Curb Appeal Sinking On This Omaha Home Inspection

By
Home Inspector with Foundation-2-Rooftop, Inc.

This beautiful 3,500+ s.f. home in Omaha, Nebraska had it all!  It truly was a dream home!!!  One of the biggest issues found during my home inspection was the unique front that set this home apart in the neighborhood was sinking.  I'll show you...Curb appeal not so awesome upon closer look

The photo below shows where the weight of the overhang sits...directly onto the concrete steps.  Based on the settlement, I don't believe there are any footers under this area.

Footers under the concrete steps?

The next photo is a close up of the settlement of the concrete steps.

Close up showing the concrete steps have settled

Pay attention to the railing up against the exterior wall.  Notice the gap?  Now, look at the side drains located on both sides about 1 1/2' from the exterior wall.

Side view of the overhang...notice the gap at the railing.

Notice the staining left behind from the water pooling on this roof.  Because it has settled, the side drains are no longer the low points.  On this flat roof with the water pooling, it did leak down through damaging a large portion of the ceiling.

Top view of water pooling because it's settled and the drains are no longer the low point.

Moral of the story...Even if you think the home is near perfect, PLEASE HAVE IT INSPECTED!!!
