If the rent is too high why are so many landlords in negative cashflow?

What about property taxes, insurance, eviction costs, tenant destruction, holding costs during eviction, holding costs while fixing tenant destruction, frivolous lawsuits, etc.?

Paul,

I actually read the post but got carried away by the selective myopia of the political candidate and focused on that specifically. Sorry.

I agree that now is a great time to buy especially in your city. You make an exceptional case of the advantage of buy vs. rent payments. Renters in your city should call you ASAP while all these conditions combine to make it a wonderful buyer's market.

Great spin on The Rent is too Damm High Party - So buy you are absolutely right! I suggested it for a feature too.

Don't even get me started on "rent control" and all the wealthy people who should be buying but are in coveted rent stabalized apartments that they will never give up.

@ Mitchell -- Thanks! By the way.. I do have a client who has had the same tenants in one of his Huntington Beach rental homes going on 30 years. Rent has only been raised $50 on them since they moved in... 

The tenants paid off the mortgage and now they pay for one of his cars. For them... the rent is a good deal. Similar situation as the rent control in New York except nobody forces my client to do it.
