Buying Acreage Foreclosures Around Salem Oregon

 

Think buying bank owned acreage property is like buying a foreclosure in town?  Think again.   Most acreage homes around Salem Oregon have a well and septic.  Since these systems are usually underground, it is difficult to know if they are functioning properly without thorough investigation.  You also have to be concerned with property boundaries, making a survey a very good idea to protect yourself from neighboring boundary disputes.  I usually recommend that a buyer talks to the local county building department to do some investigating on their own.  Who knows what is on file at the county!  I would rather find out before buying a big problem.

...wow - the buyer has a huge responsibility, and surveying a septic field is a big expense!  Thanks for the heads-up...  I sell acreages here in South Delta - but never have had a foreclosed issue to deal with.  Good to know!  Thanks, Catherine! - Wendy Betts - Vancouver BC

Catherine, here in Arizona, many of the wells weren't dug deep enough and the water now has to be hauled - a HUGE expense.  The cost of the inspection by a certified well and septic expert, especially in a foreclosure, is worth the inspection cost!!!

Yes, the buyer needs "extra" caution when buying acreage foreclosures.  There just isn't any insight that the bank can provide regarding well history, property lines, septic locations, etc.  

Juli-Yes, there have been a couple of homes around here that do not produce enough water.  They haul it in too.  I also know of one house that has an elaborate rain filter system to supply the domestic water.
