Basic Title Questions

 I saw Nikki Maurer from Orange Coast Title today in the hall and asked her "What are some of the normal questions you get regarding title on real estate?"  Nikki being the awesome person she is came in to my office and gave me the following...

 •1.    How do I add someone to title on my property? There are two ways, one is through escrow and two is by getting a quick claim deed done with someone like We the People.

•2.     How do I remove someone from title?  This is done the same way, but remember you will need to have everyone who is on title there to sign the paperwork.

•3.     Why do I need title Insurance?  It is a California Law that when you buy, sell or refinance you must get title insurance.

•4.     How much will it cost?  There are two policies, one for the seller and one for the buyer.  The seller pays based upon the sales prices of the home.  The buyer pays on his loan amount.  Which allows all cash buyers to get around buying a policy; in this case any liability would be covered under the seller's policy.
