How Much is Parking Worth in San Francisco? And How Saleable is My Home Without It?

I've had appraisers estimate that the first parking space is worth about 10% of the price. In new home developments, we've seen homes offered for $60-75,000 less without deeded parking.

Home Sales with and without Parking: The chart below breaks out number of sales with and without parking by type. Note that many condo developments offer parking by lease instead of by title, which is a very different situation than a condo or house that does not have onsite parking and leases it nearby. 

When I work with buyers the first thing I ask them is whether they can live without parking. Most of them can't, but those who can have more options. It can also make the purchase affordable. One of my buyers can't qualify for more than a $450,000 purchase price. Given the neighborhood, home style and amount of space she wants (Mission, Victorian, 650+ sf), I've made it clear that parking is an amenity she may have to give up in order to make the purchase work.  

With Sellers who have no parking, I work hard to identify reasonable renting parking nearby. This is the best way available to meet a prospect's objection to its absence. The second best way is to have a garage bid available. Although the cost can be high, adding parking is often worth the return on investment.

Cece, Interesting breakdown. There are several areas in Bergen & Hudson Counties of NJ that parking is at a premium - Hoboken, NJ especially.

I didn't think about this problem, since here there are very few properties that don't have parking on-site, and if they don't then street parking is free or by permit.  Come with being a city with no effective form of public transportation.

Hi guys-- I think I heard stories in NYC (and maybe London?) where individual parking spaces are sold-- for a lot more than their perceived value here. Jane-- we like to think that SF can work for those who favor public transit, but we actually not that transit-oriented here.

Cece, parking is really at a premium in your neck of the woods.  In Rockland COunty, NY it's a non-issue.  The question only is parking for how many cars.

Parking can be such a challenge in many areas of the City....can't imagine not having a designated parking space but I know many who go without!

Cece, thanks for bringing our parking issue to others.  And, even tho SF would like to think it is a 'transit first' city, as a former New Yorker, MUNI doesn't even come close to NYC's transit system. LOL

And, Jane, having lived in LA in the past, it's too bad someone doesn't tadvocate to try to control the pollution ... I get so frustrated when I'm there.

Parking isn't an issue for us in Austin. But I'm always amazed that pricing in New York and San Fran is about the same as a low priced condo in other cities.

Cece, you've given us great information. It substantiates what we've seen in San Francisco, but didn't have hard statistics for before your post. People definitely walk more in a city--a healthy trend I hope spreads.

Of course, in my area of San Mateo County, almost everyone has a car, and would be stranded without one.
