I am working with an agent who every time I go over something with her that has to do with the inspection or appraisal she wants me to contact her client directly. Why is she involved if she can't do her job. The only way to learn is to make the calls and make the mistakes. We learn by our mistakes. Early in my career I made a few small ones. I always learned by them and never made the same mistake twice. It's time for this agent to grow up and make the call. I am getting very upset that a Company as big as it is, has an agent working for them that is weak. As the broker you need to know what your agents are doing and what they are capable of doing.

 The inspection was Wednesday I just received the copy of the inspection report yesterday at 4:30PM. She has yet to go over it with the client and she received it Thursday. My client wants to know if they want to go through with the contract or not. The report only shows $2,250.00 in repairs and $500.00 of that is for the neighbors fence that does not belong to my client. Wake up agents lets do our jobs.

Up here in New Hampshire our home inspectors never list the price of repairs. The buyer usually has  X amount of days after the inspection to respond to it. Objections would need to be in writing and within the time frame outlined in the purchase agreement. It would not be my or your job to call someone elses client... Frustrating when you have to work with agents who have no clue as to what they are doing.

Bob - I know that you are just venting.  But I hear ya.  I have to do the same things for my agents (I manage my broker's firm) and from what I can tell is some agents are just so scared and insecure.  If you are holding her hand for a long time - then she needs to reconsider her career.  I know that sounds harsh, but its the reality.

It seems to be part of the new trend in RE. I keep wondering how these people are able to get a license. Also, there are so many Agents out there right now, who aren`t even members of boards...

Wow.  She is putting you in a difficult position and she is not doing her job. 

This week, for the first time, I had to go around an agent to get something done.  I went to her broker and the mortgage rep after my own broker told me that this was what I needed to do to take care of a bad situation. 

Yes, agents have to make their own mistakes otherwise they will never learn.
