Flier boxes on signs.....do you use them or not??

The BIG question....Do you use Flier boxes??

I don't...and let me explain why! I'd much rather answer my phone and talk to a potential buyer, than have them pick up a piece of paper, and crumple it up, before even talking to me about the house.

The majority of times, it's the neighbors picking them up...or casual drive bys. IF anyone is really interested in the home, or IF they are a Real buyer....they will call!!! I can  explain to them all the extras in the home, and overcome any objections they may have, while I am talking to them on the phone. If the home is out of their price range, then they can't buy the home, and didn't need the flier anyways. Then I can potentially help them find a home in their price range.

Also, I can get their email address, and send them the interior pictures of the home, and the information sheet, that is A LOT better than a flier. They'll be able to see MANY more pictures on line. Plus, no sence in interupting the seller if they aren't interested after seeing the pictures. Many times, they can tell immediately if they are intersted or not, by seeing more pictures. IF they are....THEN I will show them the home, after I now they are pre-approved!

If you use the flier boxes....stop using them, and see if you start getting more sign calls!! (But that means you've got to answer your phone and return calls fairly quickly).

I'm with you on the Flier boxes it pays not to have one you will get many more calls. The calls will give you an opportunity to turn them into a lead.

I am also in your camp.  It's a waste of paper.  If someone is that interested in the home, I want them to pick up the phone and call me.

Flier boxes are so 20th century. I like signs that say google this address where a prospective buyer can get your information from the web.

I use them for specific properties, but they are not an ideal way to market.  It's a pain to keep the boxes filled and to keep the flyers current.  I'd rather put a QR code on the box and have a visitor scan the code to get a virtual tour plus full information on the listing.

I do both. I never put much info on the flier but sometimes I pre qual my calls by throwing a price in there. I put verbage on my fliers letting the potential buyer know I am available week ends and that seems to help. I had one place listed for 3 months without a call and put a flier box up and sold it to a drive by about a month later. Most often I do not use them though.

I'm with you...in my area, it's very difficult to make sure the boxes are "full" / in good order.    Lots of long driveways, leading into the forest!    Also, many of the homes are not owner occupied or occupied at all...thus, they can't help maintain the validity of the box.    Perhaps this works better in a city environment.

Sounds like the common thread is......Flier Boxes are not worth the hassle..

I like Bob saying...they are "so 20th century"...that's a funny way to put it.

Anyone with any computer skills can go on line and find all they want about the homes anyway.
