I actually wrote this as a comment today, so forgive me. But, I thought I should state this on a larger venue. It is so important to remember that; we are truly professionals and should treat our clients as we would want to be treated. How soon some of us forget? How can we not feel the joy in a closed action and not even think about the money? The money comes anyway, right? Thats the way I think anyway and I know most of you do, as well!

There's a very small percentage that think differently, if you ask me. There are so many pros here on AR that it really blows me away! So much goodwill, so much integrity, so much honesty, so much to share without fear of losing something, so free with their valuable time, I could go on and on, but, a lot of you feel the same way! But, then, the odd post. Where are they coming from and why do they not get it after being here on AR for awhile?

While I do my searches for homes for my clients on the MLS, I am amazed at what I see from my fellow agents!!

Bad pics, no pics, bad home descriptions, bad info, period! You wonder that a client would not notice this bad service from just simple observation and demand a professional approach!

A friend of mine "had"to list with another agent because of his wife's insistence on a "friend" (you been there?) Well, it took a month and he called me, what the heck is she doing besides nothing, he asked me? A sign in the yard, the MLS and a prayer is what he got, he said!.....I said all I could without crossing the sign because he was a friend....I told him, you must look at what other clients are getting for their "money" and demand the same OR more. Was I right?

David, Was it on my post that you were going to leave this as a comment? All I can say is that more of us need to take up this discussion if we are going to improve the quality of service and professionalism within our industry. Thanks for posting this,

Unfortunatly, with the market as tough as it is, some sellers often feel they can get a deal. They don't understand that in the end saving a couple thousand in commission can often cost them many thousands due to lost market time brought on by poor service and little to no marketing.

David -This is an important issue and I'm not sure that you can truly educate a client until after they've been burned.  There are people that will always opt for the bargain price with the bargain service.  Didn't anyone ever hear or believe, "you get what you pay for" or how about "if it sounds to good to be true, then it probably is"?  Hmmm, good post

How can we change the seasons? How can we change the world? How can we change bad people?

WE Can't!

I had to pop in to see what you've been up to. So many members so little time.

Love the post. It is getting scary out there. That's an under statement.

I honestly feel that things are going to get worse before they get better.

The market changes seem to be bringing out the worst in some folks. Such a shame.

That "Friend" salesperson used the "4-P" listing Strategy ...

  • Put in MLS.
  • Put sign in yard.
  • Put ad in newspaper.
  • Pray.

Too bad God is not in the Real Estate business .. Eh? :)

I'll knock it off before I get carried away. LOL.

We are seeing the same trend here in Visalia David.  As a rule we like many other agents advise our clients of what to expect of us.  We have decided to create an accountability sheet to give to the seller during the interview process so they can see what we will do for them (and feel more in control) and to compare our services with the services of the other agents they decide to interview with.  

We too look forward to the return of the professionals.

David, I have seen this not only in Real Estate but in many businesses.  And yes, people are opting to try and save money and believe what they are told (maybe just because they want to).  It brings to mind Sym's old policy:  "An Educated Consumer is our Best Customer."  People need to educate themselves first and too few of them take the time and trouble to do that.  Thank you for a great post.

Hi David:  Thought I'd stop by and see what you were up to...great post! I, too, am surprised at the mixed quality of posted listings on my MLS. This is extremely hard to understand given that we can take tons of pictures without any additional cost. It also doesn't cost any more to show the extra amenities around a neighborhood, just time and knowledge of the area. So sad to hear about your friend. If the house doesn't sell, hopefully they'll see the light and come back to you.

David -You are so right. It could be that the "quality" of people on AR is better - could it be a self selection process? AR or any other learning venue takes a lot of time and there some people in real estate who don't want to or don't feel they have to much except "list". Listing and marketing are not the same. Thanks for your post. Wanted to stop by and say hello.

Hi David -  I sent you an email, and hope all is well.  I'm just getting around to my fellow bloggers to check in. 

In answer to your final question on this post, remember that 2/3 of the NAR joined and have been members less than 5 years.  That doesn't excuse poor workmanship, but we are definitely seeing a reduction in the market place of those individuals who show less than expected professionalism.  I am still amazed when I look at a new listing with poor or no photos and a bunch of typos and mis-spelled words.  Maybe this post will inspire some readers to step it up a notch.  Yes. You were right!  Just my 2 cents of ramblings.

I did not know that NAR 2/3 statistic, that is fascinating. Regarding your listing comment, I am as much surprised at their clients for accepting less than a professional listing. I look at these pictures and bad descriptions and wonder why the seller is not outraged at what he received. I want to scream FOR them! And I want that listing!

I try to educate my clients and get them involved in the selling process. Help with descriptions, pictures, etc. That way I know I am satisfying them as I promised at the first meeting.

Your 2 cents is always worth a hundred bucks, Brad!

David, I am shocked by the number of agents who poorly market their clients' listing in this market.  Meanewhile, there are so many hungry, hard working agents out there who would love to have the listing and would work hard to market it.  I wonder, do the clients even realize how lazy their agent is (no flyers, no pics on the MLS, etc...)?
