Just finished the Certified Distressed Property Expert (CDPE) course and received the official designation.
For those of you who are not familiar with this course, it teaches you on how easy it is for a homeowner to become "distressed" in their property. It usually starts with an unexpected hardship, and mostly ends in foreclosure, or bankruptcy, and ruins their credit for 10 years. Good people are facing this epidemic right now.
During all of these times the homeowner really needs an advocate to explain all the options that are other there concerning their plight. Most don't seek this information, primarily because when they do, someone always wants to charge them, at a time they can least afford it.
A CDPE Realtor has gained the training and knowledge to be a resource for that homeowner. As a way of "paying it forward" I pledge to always offer this information free, as a public service to that homeowner. Since it can be argued that Realtor's had a hand in this mess, then Realtor's must also help fix it.
One option for the homeowner is a short sale. The short sale is sometimes the best option for the homeowner. It allows them the shortest period of time to repair their credit.
CDPE Realtor's are trained on every aspect of the short sale process for both the buyer and seller. They are also educated on how to work with the banks to get the deal approved.
