Why is it that some Realtors thrive, while others wonder how they're going to pay the light bill?   The answer sometimes has a lot to do with location.  Some areas are just hard luck places.   Anybody care to attempt selling homes in Yuma, AZ?  (Unemployment 30.2% August, 2010.) Or how about Detroit, MI where one-third of the population lives below the poverty line.

If you live in a high unemployment, hard luck location.....GET OUT.   GET OUT NOW and go where the action is. Chances are your city will be the last to recover...and that could be years away.

Research the nation carefully for locales that are on the upswing.   I can just hear readers saying....."but I can't afford to move!"   The reply is... "You can't afford to stay!"

When you do move, make friends and acquaintances with the best and the brightest.  Learn from them all you can about your new city and its opportunities.   Continue to expand your reach outwards among those who are tops in their field.   You won't learn anything from the local coffee klatsch.

The next step is to get your name and what you do widely known in the community.   Shamelessly ask everyone one you meet to spread your fame.

Find a niche that's in demand and specialize!  This allows you to reduce competition from other Realtors.   Don't be swayed from your niche.   Stick with it until you're known as "Mr. Condo" or "Ms. Ocean View."

Write a complete and detailed business plan.   Getting it down on paper helps in many ways.   Just try getting a business loan without a detailed business plan!!

Your most important asset is you.    Work hard at making your name a household word.

You will succeed.

David, You make a good point, but I am a realtor with only 4 years experience bucking others with 30 years experience.  Guess who gets the calls when times are tough!
