Phoenix First Time Home Buyer Coffee Shop Talk with Anna Banana! Part 6

Doesn't this moment just feel so sweet to you? It does for me. This is the last step to the home buying process; how time flies, right? Though, I'm sure you've been counting down the days to this moment! We're finally here: the final walkthrough and closing!

So how is the packing going? I know the sellers have moved out over the past couple of days, so this means we'll be doing the walk through through an empty home. I know, I know, you're anxious to move in already, but as your REALTOR®, it's highly suggested to First Time Home Buyer Coffee  Shop Talk with Anna Bananado this walk through. We definitely need to check and double check to make sure the repairs have been made and the home is in good shape.

Let me quickly give you an idea of what we'll be doing during the walk through:

  • Turn on light fixtures.
  • Run water in all faucets, and look under the sink for leaks.
  • Flush the toilets completely.
  • Test all appliances, including lights and timers.
  • Run the garbage disposal and exhaust fans.
  • Test the heating/air conditioning unit.
  • Check your garage door openers.
  • Open and close all doors, including closets and storage areas.
  • Open and close all windows.
  • Inspect all ceilings, walls, and floors.
  • Make sure all debris is removed from the home.

Easy, right? 

Once we've taken our time with the walk through and made sure everything is up to par, then we'll move on to the final step: CLOSING.

No worries, your escrow agent is an expert at explaining what everything means and answering your questions. I will be there as well for moral and expert advice as needed.

During closing, you'll be going over all of the fees to be paid, filling out & signing documents and paperwork of which I'll explain in further detail as we move along in the process.

Ha! If it were so easy, more people would be doing it. Instead they rely on the home inspection from two months ago and hope that the sellers didn’t cause any additional damage after the home inspection.

Michelle - yes it's like our family of clients we've had for many many years.  You too....

Claude -  yes I believe they do.  More of low key approach so they feel at ease, knowing they've got a team on their side.

Liz - well not sure what you mean by that. Stress, what stress!!  Piece of cake for us broker/owners!!

Jack - you're welcome.  I thought about this series for awhile and how I wanted to approach it.  Low key, simple and not so scary for 1st time home buyers.  We all remember buying our first home, don't we!

Russel -  This is the final walk thru not an inspection.  Most of our inspections are done within weeks of the final walk -thru.  Like yourself ( a top-notch inspector) we have a top-notch inspector we rely on to give a nitty gitty report on the home and our buyers rely on his expertise.  It works very well.
