The average sale prices are starting to bottom out. Interest rates are close to an all time low. You can read the market on just how much lower property prices will fall by the interest rates. I witnessed this in the 1990-1995 recession.
Keep a good eye on the interest rates. As in every planned recession, and this one went further then the bankers and insurance companies thought, when the interest rates start to reach 5.5% you will know you missed the bottom of the housing market. In my opinion.
If you are going to buy, buy as soon as you can. Even though property prices may still decline slightly, the off set in the low 30 / 15 year fixed interest rate 4.25 /3.75 respectively, will far out way the slight decline. And now that our private bankers, through our elected officials, printed 100's of billions of dollars for stimulus money out of thin air, inflation will be rampid. Thin air: nothing, not even real esate, to back up the paper money. Inflation is coming in a big way. Buy hard assets.
So, buy now, for when the prices come back, they will come back strong and housing will be one way to keep pace with current and future inflation. Inflation is the hidden tax on the American people and those who do not buy hard assets will be taxed, (taxed meaning ;wages will never increase high enough to keep up with cost of living), to the point of never being able to be free. Free to pursuit happiness, own land and be independent of government subsidies.
