Remember we are the professionals and we need to act like one. We are here to educate our clients, not to give them legal advise but to educate them in Real Estate and Finance. I have discouraged many buyers when looking for a home to not buy over their financial ability. I've told them "You do not want to live for your mortgage payment" Life is too short enjoy it! I have been a home owner for 25 years and I know how hard it can be at times. Our first time buyers and young couples need to be taught the reality of home ownership. If I lose a sale because of it, then oh well.  I know they will come back to me later or even refer a client to me that is ready to buy or sell. Maybe I feel more confident talking finance with them since I was in Lending prior to Real Estate, however I feel that is part of or job description since we learned about it in Real Estate School and it is all part of the process.

I agree, education is a must with clients. A lot of them really don't know much about these areas so it is up to us. I've talked clients out of certain situations because i felt they were buying too much at the time. I definitely don't give out any advice that is outside of my area. If I do speak on it I tell them to consult a professional from that field regardless.
