"YES, this is THE house!!! This is TOTALLY our dream house. Bring a contract for us to sign and we'll bring the checkbook."
"We're so excited...oh, I'm so worried someone else will buy it out from under us. Can you call them and tell them we WANT THIS HOUSE? Don't let them take any other offers until we can see it!"
Ahhhh, yes, the sweet words any agent would love to hear...if only THE CLIENTS HAD ACTUALLY SEEN THE HOUSE.
Yes, the internet is all that. It's a brave new world and buyers are flocking to a multitude of websites to search for houses. They have access to more information than ever before.
Instead of agents sending listings to clients, clients are sending listings to agents, insisting they have found THE HOUSE. Yep, a virtual tour, a few still photos, a Google map. and voila, they're only steps away from buying a house. They only need an agent to open the door.
Imagine their surprise, their dismay, their confusion when they finally arrive at THE HOUSE only to find out it's really not quite the dream they thought it would be.
It turns out virtual tours can be deceiving, photos don't capture everything and hmmmm, "those huge power lines weren't in that satellite photo, for sure. We don't think, anyway."
Far from having their roles reduced by the plethora of information available online, it seems the internet has actually upped the game for agents when it comes to the home search.
We better know the market better than ever before and be prepared to STAY AHEAD of our clients!
It's time to bring the "A" game.
