"We're so excited...oh, I'm so worried someone else will buy it out from under us.  Can you call them and tell them we WANT THIS HOUSE?  Don't let them take any other offers until we can see it!"

Ahhhh, yes, the sweet words any agent would love to hear...if only THE CLIENTS HAD ACTUALLY SEEN THE HOUSE.

Yes, the internet is all that.  It's a brave new world and buyers are flocking to a multitude of websites to search for houses.  They have access to more information than ever before.

house shopping cartInstead of agents sending listings to clients, clients are sending listings to agents, insisting they have found THE HOUSE.  Yep, a virtual tour, a few still photos, a Google map. and voila, they're only steps away from buying a house. They only need an agent to open the door.  

Imagine their surprise, their dismay, their confusion when they finally arrive at THE HOUSE only to find out it's really not quite the dream they thought it would be.

It turns out virtual tours can be deceiving, photos don't capture everything and hmmmm, "those huge power lines weren't in that satellite photo, for sure.  We don't think, anyway."

Far from having their roles reduced by the plethora of information available online, it seems the internet has actually upped the game for agents when it comes to the home search.

We better know the market better than ever before and be prepared to STAY AHEAD of our clients!   

It's time to bring the "A" game.

Yes, seeing the house is kinda important, Susan.  Yet I've had two sales (pre-Internet) where the buyer never saw the house before the contract was ratified.

We have had that happen a couple times...and actually got offers from buyers...worse yet...written by agents...who thought this was their perfect house...

I have had this scenario play out EXACTLY as you describe it here. It's always "THE" house, the one and only. And when the house doesn't live up to it's expectations, there is a lot of disappointment.

And a great opportunity for a real estate agent to help!

The vast majority of cancellations by buyers and "failures to launch" occur for us when the buyer hasn't actually seen the home. Unless it's a multifamily/rental income property, my rule of thumb is no contract until you've been inside and are ready to move forward.

Sally and David: Agents sometimes think they know what their clients want - I know I have certainly had that feeling, only to be surprised at what the client really fell in love with.  There are so many variables!

Richard:   You are so right - this presents a terrific opportunity to show our stuff!

Brian:  That's a good rule of thumb to follow. Saves a lot of potential headaches, for sure.

The internet is a fast and loose market. Not everyone plays by the rules or keeps their sites updated. I can't tell you how many times that boots on the ground brought reality to these excited buyers. "Yes mam, that is a chicken processing plant next door...". We did get to find their home after that showing by the way. Our skills as agents are valued after they have wasted their time...

Susan, it's a tough day when a buyer realizes that the seller hired their agent to MARKET the property with a goal of getting a buyer to COME SEE and maybe fall in love enough to make an offer. Without the 'come see' part it's no different from catalog ordering without a generous return policy!

Susan, I've had this exact thing happen to me recently. They buyers were so dejected when they actually saw the house. It reminds me of how people get invested in a TV show, and are disappointed to find out in real like their favorite actor is a tool. =)

Brent:  Recently, for me, it was actually CHICKENS, not a processing plant!  Funny coincidence.

Aaron:   Exactly!  They see a picture and wrap a fantasy around it, whether it is houses or actors.

I have had this happen so many times but I lost track of how many times things changed when we actually went to look at the property especially the inside for some reason the pictures were not always exactly as they looked in person ;-)

I have had this happen only once so far.  I love that I can email listings to clients to preview but it gets very frustrating as Chris mentioned above when they keep sending you homes they found on 1 of the hundreds of sites that let you search for homes only to find out they are all under contract or sometimes sold.  If they were available and met the clients criteria I would have told them about it.  Then they get upset that the websites are so out of date.  Which usually leads me to point out why it is good that they have me to find the new listings for them.
