Showing Activity Increasing in Greensboro, North Carolina

I would like to hear from everyone else as to what is happening in your regional markets.  I was just discussing with a seller client that in the last two weeks the number of showings for homes over $200,000 has increased dramatically.  Where in September I also noticed a drop in showings for the same price range it is now like the reverse has happened.  I had to call one of my new agents to go open a home for some that just called off the sign.  Not only did the like the home we are getting an offer in the next day as soon as they can get everything together for us.

Business picking up

Also as I mentioned in an earlier blog the short sale activity has started to really take off.  I got no less then three calls today about short sale listings.  We have investors beating the bushes for "deals" to buy.

Hey I will take any uptick in the market.

As the Broker-in-Charge, owner and founder of Total Care Realty, LLC, Larry is focused on quality of service. He believes in being on the cutting edge of any product or process that will help market the client’s property or help them find the perfect home. Larry has been consistently recognized as going above and beyond for his clients; he was described as a ‘personal concierge Realtor®’ early on in his Real Estate career. Drawing on his past experience of owning restaurants and working with new technology, innovation is his focus. Larry often says, “we are not afraid to take advantage of new technology as soon as it is available instead of waiting for a corporate office to tell us what we are allowed to do”. This is a benefit of being an independent Real Estate company. As a graduate of The Citadel, instilled in him is the importance of discipline, loyalty, focus, and determination. Marrying those ethics and ideals with the hard driving focus it took to own and manage restaurants for almost twenty years, has given Larry a passion to make sureclient satisfaction is the number one priority. “As your Personal Concierge Realtor® it is our job to help take care of every need of our clients.” Larry Story — Total Care Realty, LLC — 336-327-1841 also at  http://totalcarerealty.net

Out here we seem to be in year two of a recovery, with sales steadily increasing since February 2008 and prices steadily increasing since February 2009. The September 2010 zip code report just came out last week, and about 95% of the zip codes increased in price, some up in the 20-50% range, which can’t be supported, as we have already seen. We need a steady 5-8% annual increase so that people will live in their houses, raise a family in them, retire in them, and perhaps even die in them, instead of using them as cash machines, which we've also seen doesn't work.

Russel,

Actually I am working on two sales now.  My listings and they are in the price ranges of previously stagnant homes.
