This is a problem in Tracy.  I know there are agents in Mountain House that are equally inept in thier ability to effecitvely list a property.

 

If your agent is not giving you the service you want, talk to them about it.  You are in the driver's seat.

Photo on the MLS is to the right.  Lazy agent in Tracy CA - short sale, bank ownedOur MLS will take a photo for you for $20 if it's too far to drive.....

When do you think the agent last visited this listing?

I would have taken a photo, but I didn't want to completely embarrass  this agent.  However, I'm pretty sure that after a Bank Owned Property has been on the market for 210 DAYS it's no longer "Coming Soon".

There has been ONE price reduction.... when the agent was "reassigned this property".

The bank is Beneficial of California.

Here's the real kicker on this property, I wrote an offer 2 months ago.  I made an offer of $195,000 list price was $195,000 bank COUNTERED AT $205,000.  REALLY.

So do you think anyone really wants to sell this property?  I'm going to go hang out at the property and pick up buyers.  Everytime I show this house, I inevitably get someone who stops and says, "Is the house on the market YET?" 

In some communities 210 days on market might be average.  Tracy CA has an average day on marke of 22 days.

So next time you see a Coming Soon sign on a property for sale in Tracy CA, check the MLS, maybe it's been on the market for 210 days or longer.
