August 2007 Real Estate Market Condition Report for

Vancouver Washington's East MLS Areas

This report is a simple tabulation of homes in the real estate data base, separated into price ranges, and: Active, Pending and Sold categories.  

This month has 24 fewer homes in the active category, and the average days on the market has crept up by eleven days.  For the listings that are agreeing to offers the average time on the market is about 65 days, the same as last month. 

For the first half of 2007 the RMLS data is showing the Average home Selling Price for these areas ranging from: $240,300 to $365,300; and the Median Selling Price ranging from: $223,500 to $302,000.  The County-wide Average Home Selling Price is: $309,300;  while the Median Selling Price is: $264,900.

It doesn't look like your inventory and days on market are swelling like we are up north in the Seattle market.

Larry, I think this may be one time where the Seattle & Puget Sound Market is lagging the Vancouver / Portland Market.  In July 2005 the RMLS says our Inventory was at 2.0 months; July 2006 at 6.1 months; July 2007 at 7.6 months.  The peak seen (so far) was January 2007 at 9.7 months.  The July 2006 to July 2007 average sales price is up just under 5%.  Of course these are the overall market averages.

For homes at or near the Median Price range, when properly priced, they're moving at the more traditioral 30 to 60 day time frame.  In my opinion the homes that are priced at 2x (or more) from the Median are experiencing the requirement to be priced correctly on the day they hit the market or, be faced with a long and possibly quite slow listing period.
