What is it about First Time Home buyers?

Not to say I am partial or anything but what is it about first time home buyers that draws one in and under the protection cloak of this Realtor so well?  Treating and caring for all clients is foremost always on our minds and the fiduciary responsibility is utmost.  Yet, there is this little edge felt, like caring for a newborn, that makes any responsible Realtor go the distance to ensure a North Kingstown RI first time home buyer is protected to the utmost degree on their first home purchase.

Are you under that extended watchful eye of both parents on the buyers side?  Perhaps, but if anything
couple I have never felt intimidated by an overbearing or concerned father or critical mother.  In fact, I welcome their scrutiny of the final runners up in the house buying tango.  See we both want that first time home buyer duo to be secure, sound and in the best house for the money.  Similar goals and directions make the world go round right on a home purchase.  


When I have first time home buyers in their 20's who can do a conventional mortgage with 20% down
and buy what I consider a 'step up' house, it gives me hope.  They are intriguing in that respect and I will say unusual.  Diligent in their homework with me on searches on the property, land research, topography, nearby neighborhood issues, and we haven't even made it to inspections yet!  So wow!

Yes, it definitely is that refreshing position they have to be not so accepting of everything told to them but to take the time to look at it as first time RI home buyers should and analyze it carefully.  For we all know whether your are a North Kingstown first time home buyer or not, this is probably your largest asset purchase in your life.  In this real estate world of short sales and foreclosures, it is refreshing to step out of those transactions from time to time and provide the knowledge and expertise that first time home buyers need. Who said the twenty somethings are not interested in owning a home?  So in our little ole state of Rhode Island that's what it is about with first time home buyers and me.

Ours is overwhelmingly a second-home and retirement market, so I am typically working with folks who have plenty of experience with the home-buying process (or who are convinced they do!). Rarely do I get the opportunity to work with first-time homebuyers, so when I do, it is a joy.

I enjoy working with FTHB people! And there parents too. But the "Uncle Louies" are another matter (that is the person that comes in at the last minute and knows everything and is happy to tell everyone what is wrong and what needs to be done)

Ginny....I would think first time home buyes in their 20's are a rare breed.....they have student loans that are overwhelming.....and most have a difficult time finding a job....you're very fortunate to find that age group credit worthy and gainfully employed.

Michael....yes, i'm prepared for the home inspection part and expect some unrest there but it's still so nice to see them buying...

Kim, they are 2 different breeds of buyers as you've experienced...i like to deal with all and it's such a pleasure when younger ones have it together to buy.

Hi Perrin...yes the uncle louies that come along can be truly unsettling...i do hope he doesn't show up along the way...they are always raising red flags on minor issues or non-issues...thanks

Barbara...you are so right & the current demographics i've read is that most of them do not want to buy but want to continue to rent for a long time...i like solid first time home buyers...

I understand the feeling you are describing, Ginny. I have clients, in their 20's. with two young children, who worked very hard for several years, saved their money and have enough of a down payment for a conventional mortgage. I've known the husband since he was born. They are intelligent, well-researched and wonderful! It's as special to help them buy their first home, as it was to be a part of other milestone events in their lives.

Thanks Debbie...i too remember how clueless I was & I was doing a FSBO which i ultimately backed out of because i had no guidance..when you reflect on these episodes in your own life it takes on more meaning.
