I completely understand the analogy here of not wanting to maintain 100% capacity.  It makes sense to me. There may be a flipside and if there is, please be the first to point it out.  Being at the top has it's pitfalls.  One is that you have no where else to go and the second is having to pass all of those people on the way down.  If you get to the point where you think "you've arrived" then also think about where you have to go from there.

balancing your businessIn my manufacturing days, we never wanted to be at 100% of capacity for our assembly line!  At first, doesn't 100% capacity SOUND like a good thing? It does, doesn't it?  You're cranking out product, you're making revenue, business is BOOMING!  But the truth of the matter, it's NOT the level you want to try to sustain your business! 

Things happen to disrupt production lines, real estate markets, your personal life, and if you're at 100%, you don't have the ability to recover.  Everyone likes the sound of "we work 110% for our clients!", but the reality is, the meter stops at 100%! 

Unless you hire more people, there isn't any more than 24 hours in a day and 7 days in a week.  Time AND resources are VERY finite!

You need the cushion in your workload to allow for life's unexpected events!  You may be able to get away with 100% for a short burst, but you WILL crash and burn if you try to sustain this level of effort for an extended period!  Running continuously with the pedal all the way to the floor leads to high stress, and high stress leads to mistakes!  If you're lucky, those mistakes only cost YOU and not your clients!

We COULD have more listings if we were to pursue home sellers more directly.... walking the neighborhoods, calling everyone not on the DNC list....but that's not how we choose to run our business today. We're not ready to add employees to our team until we KNOW we can provide them a good living too!

We want to be selective about which homes we market and not assume more responsibility than we can reasonably carry for our clients!  We want to provide A+ service to EVERY client we choose to work with, and that service can't happen if we overextend ourselves!  It would just be a matter of time until we'd have to make a decision as to WHICH client was priority!  That's not fair to them, they hired US to serve them!

So until we're ready to expand our team, we'll keep ourselves at about 75% capacity, sustain our promised service levels, and still have some time to enjoy life too!  It's important to be able to take the time to laugh, to plant some flowers,  have the time to go out to dinner or a movie, visit a client and see their newest baby without worrying that we have to be somewhere else in 20 minutes, because life is more than JUST real estate!
