It Only Takes One Buyer by Sandy Shores

Recently, I received a call from a Realtor that had a buyer interested in looking at a house that I had listed for sale.

I called the seller, she was hesitant, "Oh Sandy, remember I told you that we just got back from our trip? The house is a mess and we have stuff thrown all over the place."

I remember being in this same situation, years ago, before I got into real estate. My sister, some friends and I had just gotten back from a trip to the Caribbean Islands.

The phone rang and it was our Realtor, calling with someone interested in looking at our Melbourne FL home that was for sale. 

"We have a serious cash buyer for the property, he's in the neighborhood and he would like to see the house right away." 

Oh no, I thought, as I looked at the disaster laying around me.  "Diane, I just can't. We just walked in the door, not even an hour ago, and the place is a total mess."

She insisted, "Sandy this could be your buyer." 

I mumbled and groaned and look at the tornado I had to contend with. 

She prodded and prodded some more.  If it had been any other time... Typically, the house was in show condition.  "Sandy, don't miss this opportunity."

Finally, "Okay, give me 30 minutes."

We picked up everything we could and threw it into the closets. "But what if they look in here?"  Oh well, what else could we do?

The house "appeared" spotless when the buyer arrived.  He walked through the house, liked it and told his agent that it was very nice.

At 6:00 that evening, our Realtor presented us with an attractive offer to purchase.  I laughed, we got lucky, he must not have looked in the closets. 

We had been given good advice from our agent.

We accepted the cash offer and closed in 30 days.

When your house is for sale, don't turn down opportunities for well qualified prospects to look at the property, remember, it only takes one buyer.

Great advice - I have conversations all the time with sellers who say the showing I am requesting is not a good time.  You nailed it - it only takes one buyer and the seller should listen to the advice of their real estate agent and make the showing work.

Sandy, in some cases I agree with this, but I just had one of my listings in a similar circumstance a couple weeks ago, where the owner's daughter and friends were in the process of moving out, and the buyer was only in town a couple days and had to see it before they left.  I got there a little early before the buyer, opened the door---and almost choked!  The daughter had left dirty dishes in stagnant water for several days, the trash had been sitting with gnats buzzing for who knows how long, and a kitty litter box was over-flowing with grossness!  I don't know how long it had been since the daughter had started moving out, but I couldn't even stand the smell, and there was no way I was taking potential buyers through there!

Two things come to mind: (1) you can't sell it if they can't see it and (2) Buyers need to understand people are living in it!

Terry, It's important, especially in today's market for sellers to allow buyer access to their property.  They could be missing an opportunity.

Trish, That sounds like a mess - and not just a moving out mess. UGH!  That could certainly turn a buyer off.

Gary, Two great points - you can't sell if they can't get in, and sellers must have some flexibility.

You make an excellent point when the home is for sales make it available for sale, and you only need one buyer and the the question is which one. The home has to be available.

Sandy ~ You're right...it only take one. One Saturday this past spring, I had two early morning calls for showings of the same home...one at noon and one later in the afternoon. I advised my seller that if they could make only one work, go for the later one since they gave more notice. They were able to accommodate both showings and that was the last time I ever gave such advice. The noon showing gave us the contract! You never know when that one will come around.

The old adage that you can't sell the home if you don't show it is so true.  If you want to sell it you have to make it viewable!

Hi Sandy, This is such good advice -  if I were a seller I would kick it into high gear and start throwing stuff in closets too to get that buyer in the door!  You just never know what will happen if you don't try.
