Fishers Landing Homes For Sale Vancouver WA | Home Sales Report for Third Quarter 2010

The homes for sale in Fishers Landing - a popular neighborhood in the southeast part of Vancouver Washington, have also experienced the drop in sales volume in the Post-Home Buyer Tax Credit period. This third-quarter report is being published to show the current level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:

In 2006 and 2007 just over 300 homes were sold for each year
In 2008 the sales volume dropped about one-third, and only slightly increased in 2009
The Median Sold Price eroded from a high of $299,000 down to $240,000 where it has remained.
The Median Cumulative Days on the market increased to a high of 100 days in 2009, and fallen to 64 days in 2010.

With 9 months and 146 closed sales so far, Fishers Landing home sales are now well behind last year's sales numbers. On a positive note, sales prices in Fishers Landing did rise enough this past quarter to bring the year-to-date average up by $1,000; along with the Cumulative Days On Market dropping by one day.
