I posted a very important post a few months ago and am still getting questions, comments, and encouraging words regarding this post. Actually, I feel it's important enough to talk about it again...
Do you know who lives in your neighborhood? It’s not a “fun” topic to think or speak about, are there sex offenders in your neighborhood? I found a very helpful website called Family Watch Dog It gives a detailed list of all known sex offenders in your neighborhood.
For those of you who are considering purchasing a home, shouldn’t you know whose living in that neighborhood before your buy?!?! Do your research and investigate.

I THINK YOUR POST IS VERY IMPORTANT AND IN GEORGIA THERE IS A PART OF OUR CONTRACT THAT REFERS FOLKS TO THE PLACE TO GO TO GET THIS WEB SITE INFO ON SEX OFFENDERS. PREVIOUS TO THIS THE STATE WANTED TO MAKE IT THE REALTORS RESPONSIBILITY TO FIND THIS OUT. THAT BILL NEVER CAME TO THE FLOOR OF THE LEGISLATURE. OUR LIABILITY WOULD HAVE GONE THRU THE ROOF. SO WHILE I AGREE 100 PERCENT WITH YOUR POST I THINK WE NEED TO BE CAREFUL ABOUT HOW WE INFORM AND MAKE SURE OUR CLIENTS KNOW THE LIMIT OF OUR ABILITY TO INFORM
Charlie, I agree as well. Yes it is a very informative post. But, I do NOT accept any liability and claim NO reponsibility. It is the buyer's responsibility to investigate everything from the property condition to the neighborhood.
I had posted that information months ago and I have had many people actually call me to thank me for posting that website. Some just wanted to thank me and a few turned into clients I have sold homes to.
Thanks again for your comment Charlie. All the best!
