I have someone looking for property in California where he can live in a moderate mountain setting (above the heat of the valley, but not where he has to dig out of snowdrifts in the winter) have a boat dock on the river, put a 40' boat into the river and navigate to the ocean within a couple of hours.  Does anyone know of a place like this?

Lisa - We are referred to as "Almost Heaven; West Virginia" but unfortunately I can't help you.  Sounds like he's got the right idea.  I hope you locate it for him.

Tim - thanks so much for responding.  This client found his dream property up in Oregon.  Do you have any riverfront or waterfront listings?  If so, I'd like to invite you to join my national network of riverfront agents.  As you may know, many riverfront buyers are looking all over the world, and most MLS services are designed to serve only one particular area.  I have a riverfront MLS that is not area-specific, and a national network of agents with whom we can correspond to help our clients find just the property for which they are seeking.  Check out: www.ReddingRiverQUeen.com and www.RiverfrontShasta.com.  The tech team is still getting the sites up to speed, but I'm busy trying to expand the network - jump in, the water's fine!

Lisa - Wow!  That's a great idea.  You are correct about riverfront buyers. A few words come to mind: cutting edge, innovative, creative.  I will definitely check this out a little more!  Being a part of such a group would be a good marketing tool to acquire riverfront listings.
