Don't fund on a Friday

Once a buyer’s loan documents are signed, all that remains is for the lender to review the loan package, ensure all funding conditions are satisfied, and…yes, fund the loan! Sometimes, it takes just one day to review the loan documents, and when you’re lucky, it is possible to fund on that same day.

 

When a lender wires the funds to escrow, recording typically follows the next day – this signals the close of escrow. But what if funding occurs on a Friday? County offices are closed during weekends. That means recording can only be completed the next business day, which is Monday. Meanwhile, the buyer is charged for loan interest for the Saturday and Sunday, since the funds have already been released by the lender.

 

Unless there is a compelling reason to close escrow a.s.a.p., it is most practical to delay funding from Friday to Monday, and close on Tuesday – thereby saving interest charges for your buyer.

 

Avoid unnecessary interest charges on weekends. Fund any day…except Friday!

I understand Friday is a strange day for us. Most people like Friday as they look forward to the weekend, not us. I would think that if you fund on a Friday so what, you closed a good deal. I guess we can't always aim for the perfect day....what is that day?

Jane great advice, most newer agents and first time buyers do not know this or understand it. Fund Monday and Record on Tuesday, you are giving sound advice!

Jane, in my area it is common to record the same day escrow receives the money. So if they receive it on Friday, they record on Friday, and the buyers have the weekend to enjoy their new home... :O)

Friday's and end of the month are times I always try and avoid. Things just seem to go smoother when you do a mid week and not the last couple days of the month.

Good information that all agents should know. I try to fund Tuesday or Wednesday. If something goes wrong there is usually time to fix it by Thursday. Fund no later than Thursday and the buyer can be in the new house by the weekend. We also have to be aware of bank, title company and county recorder holidays when we schedule the funding and closings.

David, you’re welcome. Time is of the essence every step of the loan process. But the interest expense is unnecessary when funding occurs on Friday, and closing on Monday.

 

 

Glenn, yes, we all look forward to relaxing on weekends. It’s hard to relax though if we let funding to occur on a Friday, knowing buyers are paying interest on the weekend and no home ownership recorded.

Margo, It’s the most sensible thing to do. I’m glad to hear other brokers are giving the same advice.

 

Jose, In California, funding and recording on the same day happens on occasion, and it’s called “specials.” But I have not heard of specials happening anymore in this area.
