THE PURPOSE OF FEEDBACK

The reasons we contact the agent who showed your house are:

1. To refresh the agent's memory about the house so that they may consider showing

the house a second time.

2. To answer any questions that the agent and his/her client may have regarding your

property.

3. To get both positive and negative feedback regarding the agent's opinion as well as

his/her client's opinion of your property so that we may better market your property.

Note: Don't always expect agents to give a full critique of your property. That agent may have shown 15 houses in an afternoon, and honestly may not remember it in detail. Also, if the agent does not call me back or reply to my email requests for feedback, this means that his/her client is apparently not interested in your property.

 

INTERPRETING FEEDBACK

When An Agent Says: The Agent Means:

"The Buyer thought the house was too small." The Buyer found larger homes for the same price.

"They liked the house but bought something else. They found other houses that were better values.

"They liked the house but decided to build new." Buyers will generally pay 15% more for a new house.

"The buyers didn't like the carpet." The Seller should replace carpet due to age/color.

"They thought the yard was too small, the street They found other homes with larger yards, quieter

was too busy...." streets or preferred other neighborhoods...

"They didn't like the floor plan." They simply did not like the floor plan.

"The house was too dated." The Seller may need to consider updating

cabinets/paint...

 

Price objections are always stated in different terms such as these above.
