I'll be updating this post every Friday, so be sure to check back to see what's new, what's gone, & what might be coming (and check out the date up top... if it's not current, neither is this information!). I've lived in East Bethesda for over 15 years. I've sold real estate in East Bethesda for over 11 years. I know it like the back of my hand. While all of this information is available to you on the various search engines, I've taken the time to inject my opinion on the condition, pricing, and likelihood of each property selling... or not. I hope you'll give me a call if you have any questions. I have loved living here over the years, and I want to share it with other enthusiastic people!

This week we have had one house go under contract, and one more with a price reduction.
Expanded and renovated home with 6BR and 4FB. This house has a lot of rooms. None of them are terribly large, but there are a bunch of 'em. And it looks pretty- handsome paint colors, granite counters, etc. But cracks in the grout on the first floor bath and gaps in the doorway to the deck make me wonder about attention to detail. It backs to the proposed Purple Line, which is another potential problem. Days on Market: 16
4400 Chestnut Street, $1,795,000
Lovely house with lots of Texas charm. Pretty front porch, perched up high so you can sit back and watch the world go by. Corner lot. 6 bedrooms and 5.5 baths. 2-car garage. Fenced yard. Radiant heated floors in master bath. Very fancy. Days on Market: 21
4608 Harling Lane, $749,000
Pretty little cape cod on a pretty little block, steps from downtown Bethesda. Needs a lot of updating. Has a separate 2-story garage with office space (and a bathroom) on the second level. Large basement. The asking price might be a touch ambitious, but there's plenty of potential. Days on Market: 31
4717 North Chelsea Lane, $1,689,000
Right now it's just a hole in the ground, but eventually this will be the first PASSIVE house in the metro area. A passive house is so energy efficient that it saves an average 90% of HVAC energy of a standard home. Cool. 5 bedrooms, 4 full baths & 1 half bath. Days on Market: 32
8513 Halston Way, $1,249,000
This townhouse is shiny and clean. 4 levels of living space with 3BR/2FB/2HB. Handsome kitchen with granite counter tops. Overlooks Wisconsin Avenue. Last townhouse to sell in this development sold at $979,000 in December 2008 , so the price might be a tad ambitious. Days on Market: 35
4422 Rosedale Avenue, $524,900
This house sits on a lot that measures 4,800 s.f. Large enough to build a new sizable house with a smallish back yard, as evidenced by the neighboring properties. The house has an older, not so nice kitchen, wood floors, 2 bedrooms and 1 dated bath. Probably a tear down, but lots of potential for fixing up for those so inclined. Yet another big price drop of $25K (it started out in the low $700's), which should make this property quite marketable. Days on Market: 73
4544 S. Chelsea Lane, $914,900
This 5-BR/3-FB home sits on a shady block in the Glenbrook Village section of East Bethesda. It was originally a cape cod, but has been updated somewhat recently into an arts & crafts sort of house. It has all the new systems, windows, etc... but it's an odd duck. No doubt, it has a lot of space. However, one full bath serves the 4 bedrooms on the 2nd and 3rd floors (including the master), which is a little peculiar for a house with so many modern amenities. Two of the 5 bedrooms are minuscule - with room for a bed and a dresser, and that's about it. The kitchen remains the original size - tiny - though the breakfast room eases some of the pain. The basement is bright and cheery. I'm not sure that the pricing is so far off, but it is a very buyer specific house, and I'm not sure who that buyer might be. It has some charm, and is in move-in condition, but I think it might stick around a while longer. Days on Market: 80
4525 Maple Avenue, $649,000
This house was converted many years ago from a colonial into a quasi-contemporary, and not well. It has an older kitchen, odd finishings, and sits on a pretty small lot (4,149 s.f.). The yard is nice. The second bath on the second floor is also a nice touch... not too many of the original colonials offer this feature, and it's one that people like. I'm pretty sure this one won't be racing off the market, either. Recent reduction of $20K. Days on Market: 101
4415 Rosedale Avenue, $774,900
This lovely home has been tastefully renovated and shows beautifully. Problem is that it is a small home, and it's hard to get around that particular flaw. There is nothing wrong with the house. It seems to suffer from over-improvement, that's all. Days on Market: 126
4306 Chestnut Street, $1,749,000
This one hasn't been built yet. There are additional home designs available that can work the price down to $1,600,000. Built by Georgetown Development. Beautiful block. Shady, large trees. Fabulous location. No photo available. Days on Market: 147
4608 W. Virginia Avenue, $1,000,000
This house is really different. It consists of a lovely bungalow, originally built in 1923, along with a sizable addition, which serves as a studio/office. The bungalow is inviting, though dated. The kitchen is older, but the house and garden ooze charm. The addition in the back, which is connected to the bungalow portion of the house by a corridor just off the kitchen, is large and cavernous, and also quite nice. It features a separate entrance off of the driveway, a full bath, a large studio, and a second floor office- quite large. It's not obvious how to incorporate this space into the bungalow... they really do function as separate quarters. Perfect for someone in need of a home office. Very buyer specific. Days on Market: 171
4605 N. Chelsea Lane, $1,285,000
Another new build by Welty Homes. 5 bedrooms, 4.5 baths. Due to complete this Fall. I don't really have that much more to say about it, except that it's advertised as a 3-level house, when the floor plans show otherwise (4 levels). I'm guessing the 4th floor can't legally be advertised a finished level, so there might be more room then you expected. Days on Market: 252
