Hey Andrew, I knew this was going to be an entertaining market report when you referred to your potential readers as "the populace"!

HUD housing inventory the past month is almost nil in our area! As you said our observations for a short time do not make a trend, but I have noticed the HUD house inventory slowly declining over 2010!   Our housing average/median sale prices is up in 4/6 major MLS markets from a year ago and that is a good sign as well!
