Sellers, you only get one chance for your real estate to make a first impression on your buyer. Make it as good as it can be. The more work you put into your home now, the better it will show and you'll have less to do when it comes time to actually move.
Potential buyers are less likely to consider a messy, crowded or cluttered home, so clean out as much "stuff" as possible, anything you can live without for the time the house will be on the market. We recommend renting a storage unit and clearing out all clutter from the house, literally half of your belongings. You're going for clean surfaces here and a bare minimum of furniture. You don't want in-house storage or the garage to look full either, so pack and store the majority of items currently in closets and on shelving. Organize anything left. Remember, if it stays with the house expect people to look in it, like kitchen cabinets, closets, built in entertainment centers etc.
You want the buyers to envision their furniture and things in that space, so you want to get many of your personal things out of the way. This includes personal photos. Think "hotel room" sparse. Leave only a few decorative books on shelves and put all paperwork away. Take most things off kitchen counters, including items like cookie jars, small appliances, knife blocks etc. Keep a cabinet empty to put such things into just before a showing.
If the home is not currently occupied, you might want to consider renting a few pieces of furniture: a bed and nightstand for a bedroom, an easy chair and lamp for a living room.
