When I read The Record, our "hometown" newspaper, I always wonder where they're getting their statistics on our real estate market. While I understand that they're covering all of Bergen County, NJ, it is terribly confusing to its readership to lump towns like Rutherford in with towns like Wyckoff. You just can't begin to compare the towns, so how can you give any meaningful statistics when you lump all of Bergen County together? To say the Bergen County real estate market is down 15-10%, and not discuss which towns and price ranges you've analyzed, does nothing but frighten everyone. The latest stats I've put together say both Franklin Lakes and Wyckoff have remained relatively stable with Franklin Lakes actually doing better this year than last. In 2009, the average list price of a home in Franklin Lakes was $1,30,355. The average sold price was $1,098,604. The Sale to List price was 84.3%. In 2010, the average list price was $1,206,243, and the average sold price was $1,045,726. The Sale to List price was 86.7% In Wyckoff, the average list price was $806,000, and the average sold price $735,000. The Sale to List price was 91.3%. This year, the average list in Wyckoff was $825,000 and the average sold $755,000. Sale to List was 91.7%. Statistics are only meaningful if they're accurate! Remember, newspapers are in business to sell papers, not to sell homes!
