Seller and Buyer - Work together so you can close

Your house is under contract, hooray!  Both you and the buyer are so excited and look forward to thebuying and selling home in Marion,Ar closing day, believe me, we all are.

There are many things still need to be done before we can get to close.  So sit tight and follow the directions from your agents and do what it is needed to do before the closing.

We, as your agent, have experience handling different situations.  Our job is to guide you and let you know what is going on every step of the way after the house is under contract.  There are times that it is fairly smooth, but, there are times that we can't foresee and it is beyond our control.  Some of the things that are not under our control will be the appraisal, home inspection, buyer's loan application, home title search, etc.

You see, real estate transaction is a team work, no one can play the magic alone to make things happen.  We work closely with everyone in the transaction, and we make sure our client, you, are informed as things appear that need your attention.  Remember, our common goal is to close the transaction, so you can move on to the next step of your plan.  Our job also need your co-operation to get things done when we inform you what you need to do on your side.  Regulations change often, we all need to comply with them in order to make things work.  We don't make the rules, but we have to follow them, and it is our job to let our client, you, know what is going on.  You do want to be included in the loop, don't you?

So, please don't fuss at your agent when they tell you something different comes up, they probably are things out of our control.

It does take the cooperation of all parties to close. NO RESISTANCE is very important for all parties.

Andy, our clients think we are supposed to make everything work no matter what.  I know I can make a lot of things work, but a transaction requires everyone works together, and they need to understand that.

That goes double for both agents in the transaction (If there are 2)  Many times it isn't the clients but the agent themselves.

Rita, so true.  TO make a deal work we need the cooperation of all parties the buyer, the seller, both agents, the attorney's, the mortgage rep etc.  It's our job to inform and guide our clients thru the process and make it as seamless as possible.

Lora, it is a team's work, and some may put more effort than the others, but after all, it still needs everybody's co-operation.

Rita it really is a team sport - from beginning to end. Great post!  Clients sometimes do get 'fussy' when something new it put into the mix.  I always like them to know up front that these days to expect the unexpected - that way it isn't as frustrating if it does happen.

Anna, it is all about knowledge and preparation.  If we let them know and prepare them what might happen, they usually digest better.

Rita, you have a great way of expressing these things in such a conversational manner!  There are lots of things lately that come up and aren't under our control, so we just have to deal with it as best as possible to get the problem solved!
