Simple, Effective Hyper-Local Market Reports in 10 MINUTES

Each January I run the prior year sales units and dollars for each of the 30 subdivisions for which I regulary update hyper-local posts. The numbers are then entered into an editable market report and saved. They are not JPEG photos with text or number distortion

Since I post 10 hyper-local subdivision market reports each Monday
  • I query the MLS for a CMA with YTD stats from 1/1/2010,
  • enter the most recent numbers and calculate the percentages.
  • the report is saved and inserted in my community hyper-local post
The report below shows how it will look for each subdividion every three weeks since I report on 30 subdivisions. Each of the updates and insertions take 10 minutes per report from start to finish

KEEPING GOOGLE HAPPY WITH ALL OF THIS

Since an updated market report may not be enough to maintain Google Page 1 positioning I make slight modifications to the hyper-local post and add a different insert each month.

The insert is stored and requires minimal editing to be relevant for each of the 30 subdivisions.. This is my most recent one

"Lake Ridge town home prices posted a substantial increase over full year 2009 as of November 1, 2010. It is higher than the overall average sold price increase of 18% percent throughout Woodbridge, all of Prince William County and most certainly is a major improvement over the price declines of recent years. The higher price increase for all of Prince William County is reflective of the fact that lower priced town homes have rebounded significantly

Interest rates are currently at record low levels. It would appear now may be the best time to consider a town home purchase in Lake Ridge while home prices are still considerably below the market norm."


TO CONCLUDE

In my opinion, modular hyper-local posts with the addition of editable market reports and modifying insertions are
  • Effective
  • Easy to develop
  • Reader friendly
Every aspect of my hyper-local posts (commuting, schools, shopping and recreation) is modular and can be easily moved or removed. It can be seen at Lake Ridge Woodbridge Market Report

Others like Renee Burrows prefer graphs for their market reports. Her market report graphs are actually lovely and the source of many well deserved compliments - that just doesn't happen to be my style.

Each Monday morning my husband runs the stats on our MLS and performs every other aspect of it in less than two hours. That provides the time for us to do tutorials and other posts that are of interest to us.

Most of my consumer contact comes from market reports. Many will follow the numbers for months before calling or emailing. To make it easy and consistent for them (and me), a template approach works best.

So far, I've just been reporting on trustee sales and new foreclosures, but this will come in handy for the communities I will be doing hyper-local posts on. :)

Thanks for the mention Karen!  My husband made my absorption graphs in excel but I am jealous that you have a partner assisting you with pulling data.  Still when you look at the return on investment with a market report - it is still very low even though I do it all myself!

I love your market reports too.  Each one of us is different in our own ways!
