We all have different reasons for blogging, but I think we can agree that getting business from it is the top priority.  When I started blogging last year here in Active Rain, I got something I never expected from this network, camaradery, useful information and friends!

But after months of blogging and not seeing any business coming my way I started thinking that the ROB (return on blogging) was not really there and that's when Paul Chaney invited me to be his apprentice for Project Blogger.  Yes I worked my tail off and yes I started Miamism, my outside blog.  But most importantly, I started getting real estate business from my blog.

What was I doing differently after Project Blogger that all of a sudden began bringing me business?Return on Blog

  • It forced me to find a balance from the types of posts I write (local events, architecture, real estate stories). This post talks about the importance of balance (especially for search engines).
  • It force me to identify my audience and focus on writing to them.
  • It forced me to organize my thoughts and not to just post arbitrarily (I very seldom write 2 local event posts back to back, or two architectural posts back to back - If I feel inspired, I write it and leave it as a draft and then post it a couple of days later).
  • I concentrate on keyword rich content- you need to narrow your topics down in your blog and concentrate on those keywords (I'm still working on that one by the way).
  • I started reading a lot more blogs inside and outside Active Rain.
  • I began to search for very local blogs in my area that were not about Real Estate and have created relationships with them.

So where am I going with this?  I wanted to share something that happened from the blog that was so minute, but If I would have missed the bigger picture, I wouldn't be writing about it now.  A lady contacted me from across the country telling me that she had read my blog, we thought I was a nice person and she wanted to know if I would help her find a rental property in Miami.

Although we don't do rentals, how could I refer her to someone?  I had to live up to my blog's expectations.  So I sent her a list of rentals in the area and the one she liked had no photos.(doesn't that surprise you?....NOT).

I called the listing agent about the photos and she told me she was an investor, it was her own property and she wasn't very good with the computer and had no intentions of taking photos.  That's when I had to stop and ask myself - would it be worth it to go take pictures of this property, or should I just skip it and spend more time with my real paying customers?

I decided the property was close by, took about 20 photos of the place, e-mailed them to her and guess what?  Not only did she rent the place, but has sent business my way.  The listing agent was so impressed with my service that she will now have me list her properties as well.  And the customer will buy in a year and will use me as her real estate agent.

The lesson behind this is that blogging is about a lot more than writing your thoughts down as they come.  You need to be a responsible blogger and offer the service you write about, even if it means going outside of your comfort zone.  For those that are frustrated about not getting business, stop what you are doing and study the nature of the blog, identify your goals, and blog on

Blogging is an evolving "art." Different folks are in it for different reasons.

I've TRIED to ensure my posts are relevant, intelligent and targeted at my audience. I know I have some readers in the local media, and try to provide them with material, just as I get much of my material from  the local media.

If your blog is read locally, the potential both negative and positive is great. I am very careful not to offend, and always proof my blog to make sure that when its read, the glass is always  half full.

Thanks for your in-site and have a great day in Florida.

Thank you for this...I am the worst blogger here on AR.  I'm new to it and my blogs are boring and I don't know what to blog about!!!!!!  I rarely get a comment and no ROB!  This has helped me think about what I could blog about in the future!

Sarah - we do put our heart on our sleeve, don't we?  : )

Roy - thanks....and it can work for everyone - that's the beauty of blogging.

Sam - you are right, it's not easy - I've actually become a source for our local media, which is kind of ironic when you think about it, but I am becoming the local expert, which was my goal to begin with.  I do write some controversial posts every once in a while, it's not bad to show your opinion.

Thanks Gina - and managing two blogs is not easy task - there are some here that write for several blogs (don't know how they do it and work).

Lacey - there are tons of writer's block posts that should get you out - just do a search at the top for "writer's block" and I'm sure you'll get plenty of ideas.

Joyce - everyone starts off slow - you need to go out there and comment to attract traffic into your blog - if not, it can be a lonely experience.  Find your voice, write with passion and show your personality.  I found that writing informally got me out of the slump, that may help you as well.

Ines, I think it is great that you have created the balance in the blogging world. I try to go back & forth on mine as well. It HAS to be part of our business plan to make it work. I do think though that your story above doesn't have much to do with blogging, it more has to do with being an agent that goes above & beyond what many 'standard' agents would do & proving that you are the best for their needs. Agents will spend hundreds & thousands of dollars to get leads but when they get one that might mean more work or less money they often 'throw that lead away'. Amazing.

Thanks for the great post. I am just starting out. My goal with blogging is to increase public awareness of me as a real estate professional and hopefully increase sales..... it was great.

Seems to be working, I actually had tell me at a Labor Day Barbecue that they read my blog! I was dumbfounded. So was everyone else who looked at me and asked you have a blog? Now I really need to get to work on it.

Hey Ines - love the message in this post, actually there are several messages, all great.  It is all about deciding what you want your audience to be and then writing to them with BALANCE!  Balance seems to be the current notion going on around here, and balance it must be!  I'm working on balancing out what I write about - for localism, I'm trying to do more than 'tour guide' stuff as the 'Real Deal' likes to razz me about.  I've got some real real estate posts that I'm working on to mix it up.  And I need to light a fire under myself on my outside blog....  ;-)

Steve - you're right, in this real estate business you never know where business will come from.

Marti - (ooops, I spotted a spelling error, thanks) - finding your audience is not easy.  I think a lot of us here in this platform write for each other, for other real estate agents - now I have identified my audience here as well in Miamism.

TLW - it will be our secret (although the featured post will take care of that!)  : )

Donna - you will......just keep at it.

Susan - thanks!  and there's a lot of truth in your statement.  We expect leads, but a lot of agents will discard them because they are not good enough.....

Alissa- when people start talking about your blog, it's really exciting.  I walked into our local chamber of commerce office not long ago and the director told me that he considers Miamism a source for great local information - can't beat that!

Ann - I've identified stages on the outside blogging world.  We get addicted to the comments and interaction her in Active Rain and enjoy talking to each other - you will find that balance, I promise.  And keep utilizing localism and then identify the different audiences.  I do find myself not being able to read enough of my "old friends' stuff" here, but I've come to live with it. (maybe not)

Ines, Hey....do you love me too? I can tell Project Blogger was a very positive experience for you. I've seen the difference in your style. Honestly? I liked the old style better BUT the new style is certainly better for business and I hear that's why we are supposed to be here. I do agree to a point. I still feel we each need to blog for OUR reasons. Me? Well I have business with or without AR. Even though just about everything I write is about RE it's more geared towards my peers than the consumer. But surprisingly, the consumer has found me in a big way from my efforts on AR. Mostly because of my enhanced Google rankings. You just can't do a search with the word Poinciana where I don't show up close to the number 1 position. Of course a lot of that is due to my smaller market and I don't really have any competition for Google juice.

So.......my analysis is........it's all good! By the way you look lovely today! OK maybe I'm just trying to be loved BUT it is true too:)

Talking about BALANCE - I thought it would be appropriate to add a link to this post by TLW - Why Not Just Use Your Active Rain Blog As An On Line Diary? ... ROAR!  - remember that balance also achieves good results with SEO - we need real estate information here to be successful.

Ruth - sometimes we loose focus because blogging is fun, but it is also work and we need to focus on goals.

BB - Of course I love you too!  But I love TLS more : ) It's funny you say you liked the old INES better, that makes me sad because a couplel of people have mentioned that I lost my voice.  (talk about disheartening).  The balance is not easy, but now I'm getting business.....maybe I should try to combine the two.  BTW, "it's all good" is our motto.

Laura - how awesome is that!!!  I'm glad I was able to help.  I've been there too.  The funniest thing was during project blogger I felt totally misunderstood at times and wrote a post in Spanish to show them that they really could not understand me!

My outside blog went live the first of July. I'm really enjoying writing for it vs AR for a number of reasons. It's very exciting to watch the search terms, the articles people are reading, the traffic, and the links they click on. I recently had the first consumer ask a question - which I didn't have the answer for - so I contacted an AR agent from that city (Cincinnati) and asked them to respond and he did. How exciting!

Your last paragraph is very good advice! BLOG ON!

The last few new customers that I've had have been reading me for awhile and when I finally met them face to face...they had big smiles on their faces and said to me that they felt like they knew me already. Strangers but through blogging a feeling of comfort and familiarity.

Ines, your post is very important for me, as a new person on AR. AR experience is wonderful, and it's amazing how much I learned in my 1st month. it is here that I learned about the importance of the "other" blog. I was not sure if there are enough hours in the day for 2 blogs, but you are right: it's about deciding what is really important and allocating the time accordingly. Deciding on your audience is key - for those who are looking for bloging as one way to develop business.

Ines, this post is sooo helpful. Can I be your project blogger student next time around? Oh good! I'm going over to the "balance post" you linked to.

Laura - that's the way to shorten it up! : )

Jay - thanks so much.....that really means a lot coming from you!

Cyndee - Miami?  when were you going to tell me?

Ginger- and never to forget the power of LOCALISM - it's an incredible tool.

Matt - that's the whole idea of blogging....to give the personable side of you.....and that's why it's important to loose formalities (unless that defines you) - thank you!

Faina- since I started writing here in AR, I really got addicted to the interaction with other agents (and have made some great friends), but it was difficult to break away from the AR mold to write in Miamism.  But the SEO AR gives is priceless - and that's why writing real estate related content here is so important.

Midori - .....and don't turn down leads because they may turn into something a lot bigger.

Phyllis - thank you - I live by those words "give in order to receive" and "give without expecting anything in return" - it really empowers you!

"unidentified commenter" - it's not easy....but it will give you results if you are consistent!

Rick- I am flattered - we "miamians" need to stick together!!  4 have come out with this post alone! : )

Randi - you would figure it is "basic customer service" - but sometimes that little extra is what gets you the results.

Abby- I am soooo happy to hear that.  And please know that you are not alone, we all go through that period, sometimes it's even good to take a break.....and I am glad your juices are flowing! : )

Sue- I do hope there is a next Project Blogger because a lot of people benefited from it......you are a pro already though....don't think you need a coach.

Ines - Thanks for these wise words of advice! I know I need to break my posts up and be a bit more creative. The real value here is - you went out of your comfort zone and helped someone achieve what they needed for today, regardlless of whether there was a paycheck in it for you. Now you will have future referrals and paychecks because of this one kind deed.

Great post.  I tend to want to help everyone and sometimes think my time might be better spent (income-wise) doing things that would be more productive immediately.  But the voice deep down inside of me says that what goes around comes around and that helping people is not a bad thing.  While the financial reward may not be immediate, I believe the long term rewards will come.  Ironically I have been in contact with a lead off my web site that will not be moving here for a year of so.  A coupe of hours ago, she emailed me and asked if I handled rental homes, because they thought they would want to rent until they got settled and aquanited with the area.  I replied that I didn't but I knew several people who had rental properties would get her some information.

Ines,

Am so swamped right now I can barely think... but that'll change in a few more days. Then I can come back and fully digest this one. There is a lot here, and that, along with the websitegrader report that's waiting, should help us get get another dimension better. There really is a lot of good stuff to consider in this post. And it's really appreciated. Thanks again to the both of you.

If we don't get business from our blogging efforts what is the point?  Glad you found your balance.  It took me a while to find mine as well.   Ya know, it really is all TLW's fault.  She had us playing like crazy when we were new, lol.  Too much fun!

I agree...when I posted only localism posts...I was getting calls..then when I go back to posting on AR alone...the calls stopped. If you keep writing for business on localism it picks up the juice.

Ines,

I feel what you are saying, it definitely pays off to blog, but more importantly must be prepared to respond.  BTW I like you just the way you are.  Have a wonderful day!

As a new blogger I enjoy all of the different insights I find on AR.  One of the interesting challenges is to make your posts keyword rich, but in an innocuous way.  I'm learning quickly, though

Tina - I'm glad to hear that, but my spelling has gotten worse because my fingers have gotten faster.  Sometimes I go back to a comment and scream because I missed a couple of letters.....but according to SCOBLE, it's what makes us human and showing mistakes can be a good thing.

Renee - those are the people you NEED to help.  You need to convince them about the area, try to get them a short term rental and they will surely turn to buyers - go back and tell them you will help them.

Bob and Carolin - you're welcome!

Gary - go get unswamped for goodness sakes!  : )  I just used website grader as well and need to make a few changes.....it never stops does it?

Laurie - that's what I was saying right before project blogger - it makes no sense to put all those ours just to become an "expert in the area" and get no money.  I have not found the right balance yet.....but I'm getting close.  I just posted 2 architectural posts back to back for example, which I NEVER do, but was so inspired by the second one that HAD to publish i.

You hear that TLW?  Laurie says it's your fault!! OH OH!!! I'll get out of the way so you guys can go at each other!!!  HA!!

Neal - but it's also important to write Real Estate Related Stuff - the whole point is that fun posts are great, but they should happen only once in a while.

I challenge everyone to go back to your last 10 posts here in Active Rain and write down what they are about here are mine

  • Real Estate Blogging
  • Fun
  • Local - Miami Beach (localism)
  • Real Estate
  • Local architecture (localism)
  • Historic Preservation and Local (localism)
  • Fun (meme)
  • Listing Post(localism)
  • Real Estate Marketing
  • Resources - Active Rain

Looking at my list - there is one too many "fun" posts - and possibly one missing real estate post - although I did manage to mix it up a bit - it helps to see it infront of you!

ghost writer - thanks for the compliment whoever you are!!

P.S. Blog Boy is giving me crap about it too :)

Ines, great summary of doing it right.  It does take time and thought.  I see blogs (even here on AR) that are just jokes and anecdotes, with no thought put in and certainly not much value added to the marketplace.  Each post has to get you somewhere.

By the way, I love miamism.com!  Is that a wordpress blog?

Ines,

Great post, I missed this yesterday. I liked the was you narrowed down your focus on your blog to create more interest. Then when you had the opportunity, you exceeded your consumers expectations. Thanks for sharing I always learn in the rain.

There will be several contests coming up in the very near future.  The stakes are being raised.  Need points?  There are about to be tons of them awarded.  All you need to do to start earning is to participate.  Everybody who participates will earn points in these contests.  The prizes are about to become quite substantial.  So gear up folks, I expect to see all of you enter submissions.  The only losers in these competitions will be those who do not submit an entry.

The first contest in the series will be put up shortly by Colleen.  There will be a monster Localism contest behind that one.  So submit to the first one to get some practice, because the one I am planning for you is going to force you to put out big time and the point rewards will be commensurate.

Knowing how I feel about SEO and how important it is to your internet presence you can only imagine what writing for my contest will do for your SEO.  Explicit directions will be given for your best success.  Everybody will win in these contests, not only with large point awards, but with incredible internet exposure.

Even the judges will be handsomely rewarded.

Don't you just love it when everybody wins?

This is a fantastic post Rick & Ines.  Personally, I really lack with "I concentrate on keyword rich content- you need to narrow your topics down in your blog and concentrate on those keywords (I'm still working on that one by the way)."  I need to work on that.  You folks do an amazing job all the way around.

Jason - it's not easy - the whole idea to to focus on 10 to 15 keywords, the less general the better and use those over and over for Google to find a "subject" in your blog.

When I started blogging a year ago, I would use "real estate" - now I use "miami real estate" or "miami shores real estate" - I think the exercise begins here in AR with our tags, but you can bug a lot of people by starting to correct 60+ posts everytime you change a tag.

Interesting points...  Blogging has become a way for me to vent, positively and negatively.  But more than that, blogging has also become my way of reaching out and offering advice and mentoring others.  If I receive business from it, so be it.

Best Wishes to you and continued success!
