Shoestring Staging Tips: What To Do Before Listing Your Home

Ever wonder why some homes sell faster than others?  Staged homes have less clutter and show the wonderful assets of the home.  Norma Toering,  Rolling Hills & Palos Verdes Property  tells how to declutter your home and stage for very little money.

I love a perfectly staged home, but not every seller is in a position to engage a top-notch staging company to advise and assist with the pre-sale preparation of their home.  Whether out of necessity or desire, there are still many do-it-yourself sellers.  If you fall into that group, these tips are for you:

1)  Begin With Abandon:  Decide what you are getting rid of and do it!  Now is a great time to donate unwanted furniture to charity.  When selling a home, less is often more appealing.

2)  Think Thin:  If your closets are bulging at the seams, either donate or pack away unused items.  Ditto for every cabinet and storage area in your home. 

3)  Break It Down:  Preparing a home for the market can be an overwhelming task.  Back in my "Corporate Gypsy" days when my family moved frequently, I found taking one room at a time worked best for me.  It is best not to have the entire household disrupted as life must go on even when a move is looming large.

4)  Spiff It Up:  Now that the house is clutter free, it is time to clean everything.  Fresh paint is a wonderful way to give the walls a fresh face, but as a bare minimum every surface needs to be touched by a professional cleaning crew:  The windows, the walls, the woodwork, the floors.  If the carpet is not new, it must be clean.

5)  Let There Be Light:  Welcome the light from every window.  I've never had a prospective buyer tell me they want a dark house.  Enough said.

6)  Curb Capture:  Every property has a long entrance; the entry begins with the neighborhood, the street and the appearance of your property from the curb.  Make sure you do not lose any prospective buyers due to careless curb appeal.  Walk across the street and view your home with a critical buyer's eye instead of a loving seller's heart.

Once every space is free of clutter, sparkling clean and prepped to show, you're ready to begin the selling process.  The product is ready, now it is time for the marketing to begin.
