13 Questions to Ask When Interviewing a Realtor / Real Estate Team

1. How much experience does the Realtor / Real Estate Team have? 

  • This is important in marketing, network & negotiating on your behalf. 
  • Experience is often the difference when making or breaking a sale as well as keeping a deal together. 

2. What is the Realtor's / Real Estate Team's commitment to advertising your home? 

  • Consistency is everything in marketing your home. 
  • Where will my home be advertised & how?

3. Does a Realtor / Real Estate Team have a marketing plan?

  • Your Realtor / Real Estate Team should have a comprehensive marketing plan that inludes print, internet and other forms of media - your Realtor should be doing more than simply putting your house on the MLS.  

4. What is the Realtor's / Real Estate Team's commitment in the follow up? 

  • Will the Realtor / Real Estate Team follow up all showings and convey the feedback to you? 

5. How close does the Realtor / Real Estate Team follow the market? 

  • Will they update you to let you know what has been listed and sold while you are selling?
  • Will they send your up to date market reports?

6. What can the Realtor's / Real Estate Team's Company do for you, and what is their Company's and Personal Market Share? 

  • Are they part of a large referral network? If RE/MAX has the largest market share in most cities in North America averaging 40% in Canada, what do you think the odds of RE/MAX selling your Buyer's home and then referring them to a RE/MAX Realtor?

7. What kind of support staff does the Realtor / Real Estate Team have? 

  • We have systematized the way we run our real estate business. We have built a team of professionals to help us be in 3 places at once, therefore greatly enhancing the quality of service we can deliver to our clients. 

8. Will the Realtor / Real Estate Team offer assistance or advice in preparing your home for sale? 

  • The Realtor / Real Estate Team you choose should be ready and willing to help prepare your home for sale, so it will make the best first impression possible. Ask if they can refer service people to fix or repair anything that needs attention or a home staging expert who can help you achieve 'show home' appeal.  

9. How many Buyer inquiries does the Realtor / Real Estate Team get a week? 

  • How do they qualify these calls or emails? 
  • Do they just show up to show your property? 
  • How wide is the property being exposed on the internet?

10. How do the calls get handled when the Realtor is away?  

  • Do they have a partner, or do they simply give a listing book to a fellow Realtor and ask them to do their best? Having a team of real estate professionals will ensure you are ALWAYS taken care of.

11. What percentage of the Realtor's / Real Estate Team's business is repeat, referral, or ads? 

  • This speaks for itself.

12. Does the Realtor / Real Estate Team have their own website with multiple pictures, virtual tours, customized search setting, slide shows and full details of their property listings & more? 

  • All MLS listings are on the Internet, but if your Realtor / Real Estate Team has a website, their listings should be linked to it making it easy and fast for a Buyer to find (plus with much more information). 
  • How much traffic do they attract & how do they attract traffic?  

13. Results 

  • What kind of results have they had over the long term?
  • What is their average lit price to sale price?
  • what is their average sold percentage?
