Realtor Open Houses...Danger, Will Robinson, Danger!

 

Realtor Open Houses are quite popular in my Metro Jackson market, so about once a week, I'll preview several homes, have lunch, and network with fellow Realtors.

Today, I was previewing homes in a gorgeous waterfront community, Palisades. At the third home, I entered through the front door and proceeded to the family room, while a group of Realtors were gathered in the kitchen area, to my right. Before me lay a huge expanse of beautiful hardwood flooring, and beyond that, a wall of windows overlooking lush landscaping and what appeared to be an in-ground pool.

While enjoying that gorgeous view, suddenly I found myself falling face-first (literally) into the family room. I heard myself scream, keys and cell phone flying off in different directions as I tried to break my fall. Thankful that the half-dozen Realtors in the next room didn't see me tumble, I tried to gain my composure and survey the damages.

Everyone quickly came to my assistance, yet I was stunned and embarassed to have taken a stumble. I looked around and realized I had entered the "Danger Zone", a sunken living room!

Now, in my years of showing and previewing homes, I've seen sunken rooms before, but this was the best camouflaged room I've ever seen. There were no handrails, no rug runners, no signs, no creative arrangement of furniture.

Zip, nada, nothing.

GIVES THE TERM "ENTER AT YOUR OWN RISK" NEW MEANING!

The listing Realtor was very apologetic that I had fallen. She knew about the hazard, because she, too, had fallen WHEN SHE CAME TO LIST THE PROPERTY.

Hmmm. THAT doesn't make me feel better. In fact, it makes me feel WORSE!

As Realtors, if you are aware of a problem, or a POTENTIAL problem, shouldn't you do whatever is necessary to prevent injury or harm to another? What if I had been a prospect and had taken a dive like that? Imagine the liability involved.

At the very least, I don't believe I would let anyone, Realtor or client, enter that house without posting a notice at the front door that says "Danger. WATCH YOUR STEP!"

Or is that just me?

On the positive side, nothing is broken, but my oh my, I will be sore for the next couple of days.

Pat, I took a wonderful leap off a porch the other day. Nice that half the stair was missing and no railing; with no warning I was on the ground siding down the seller’s steap driveway on my hands and knees. Once I came to a stop in the driveway I noticed I had ruined my favorite dress pants, drew blood on both knees and palms. Oh did I mention it was right in front of my potential buyer! Extremely embarrassing! All we are asking for is just a little bit of forewarning thats all!

Yes! I've had my embarassing moments, but like I said, no-one witnessed the fall. They just heard me wailing! I hope you are ok now??

First of all - I love Lost In Space!  Second - I've recently fallen off a sunken room step and it was scary.  I didn't actually hit the floor and no one witnessed it...but it makes you wonder why they still make them.

First of all, Jack, you are BAD! Sharon: I'm with you. What is the point of sunken rooms? This home was less than five years old, so I don't know what the attraction of a sunken family room is. If you must have one, at least line it with deep shag carpeting!

I loved that show when I was young.  I can easily juxtapose it with your fall.  Your humorous reaction to what could have been a serious injury to you or to clients should be taken seriously.  I think about some of my elderly clients and what such a fall would do to them - the selling agent should definitely address this hazard, because injury really is no laughing matter.

Bill: Nothing broken, and unless the homeowners had secret video set up, my fall won't appear on YouTube.

Cara: I don't think the fall was funny. It could have been very serious. The fact that I'm the second known person to not see that step should be a very real warning. And I do think as Realtors, we have a responsibility to prevent accidents like this.

Pat, It is amazing that the homeowner takes such a large liability risk. Mybe the seller is a lawyer and hopes to sue someone for getting blood on his floor :). Thanks for the memories by posting the Lost In Space clip. Bob

I currently have a listing with a 4 inch drop to the sunroom and no visible signs that is is coming. I could only suggest to the owner to sting a police line - "Do Not Enter" streamer across the opening (she won't do anything else!). Fortunately, noone hurt yet.
