Do you Pre-Qualify Before you meet!

How many Realtors Pre-Qualify, before they show up to a listing?  It is very important that you Pre-Qualify sellers and buyers or do you like wasting time.  One question, I like to ask is:" When I see you.....how much do you want to list your home for?"  This question will give you an answer what they are willing to list for.  Also, ask "How much do you owe on the property?"  This will let you know if they are upside down on the property.  When you do the CMA's you know what the property is worth, and be strong to tell them the price that you will listed for.  If you list too high, chances are the home will sit on the market.  I think it is funny that sellers think homes are still worth 2006 prices, and buyers think that they can steal any property.  Have a marvelous day!

I agree with this in theory but sellers usually will not give me a price. They want me to give them a price first which I can not do without seeing the house. They are reluctant to give me information on how much they owe on a house until we have met and built some what of a relationship.

Our seller won't drop prices because they know that buyers are coming in at about 80% of asking. Knowing this, the buyers always low ball offers. An offer is the beginning of a conversation. We Realtors have to keep the conversation going.

Yes, I understand! But, Does you seeing the property increase its value?

Would the sellers prefer to have a bidding war on their property or low ball offers, or none at all...
