13 homes sold in Coralville in October 2010 compared to 18 homes sold in October 2009. Not very encouraging numbers considering home sales in Coralville were up last month. We have a very choppy market at the moment, making it difficult to analyze short term data. One thing remains constant though - It continues to be a great market for buyers!

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet. Right now we have 8.1 months of inventory on the market, that's 244 days on market. This time last year it was 11+ months so we're definitely heading in the right direction. Just not as fast as everyone would like.
