Tips for Selling Your House During the Winter Months

The worst possible time of year to try to sell a house has to be between Thanksgiving and Christmas - BUT that doesn't mean you have to be discouraged!  While it's true, there are fewer house hunters this time of year, those who are looking at houses during the holiday season are usually QUITE serious.  I'd take a SERIOUS buyer over a "lookyloo" any day!

Here are a few tips for winning over your prospects when selling a home during the winter months:

1. Holiday decorations can be a huge distraction to buyers and they can also make a home feel overly cluttered.  Resist the temptation to transform your house into the usual Christmas wonderland.  (Sorry, no one will find it as charming or appreciate it as much as you do.)  Your goal is to highlight the house NOT your stuff.  Keep decorations to an absolute minimum and use white lights only at Christmas.

2.  Remove snow and ice from the driveway and all walkways, and keep them neatly shoveled and sanded.    Perhaps this seems too obvious to mention - but EVERY winter we come across homes where this is not done!  If buyers can't safely enter your house, you've lost the sale.  AND if someone slips on ice and gets hurt - you could have a law suit on your hands. 
If your home is vacant, arrange to have this important job done by someone else.

3.  Be sure to also remove snow and ice from patios and decks.  These are important selling features that you don't want overlooked simply because they’re typically not used in the winter. 

winter4.  It's hard to showcase your home in its best light during the winter months.  Do you have a pool?  Hot tub?  A garden?  Display an attractive a photo album with pictures of how beautiful the flowers look in your yard look in the spring; the clean and refreshing water in the pool during the summer; the vibrant colors of the trees in the fall.  (Be sure to keep the photos of the scenery and not your family.)

5.  Add potted evergreens to front porches/entrances for added color, warmth and life.   

6.  Keep thermostat at a comfortable setting.  Light a cozy fire in the fireplace (if you have one) whenever possible.


7.  Is cutting back on your usual holiday decorating too much of a sacrifice for you to make?  Has your home been on the market for several months without any bites?  You might want to consider taking it off the market for the  month of December - especially if you don't want the stress of showings while you're trying to enjoy the holidays with your family. 

You can always re-list in January.  It's a lot easier for your agent to create excitement for a "NEW" listing (with a new price that reflects the currrent market conditions)than it is an old, tired, over-priced and shop-worn one.

I am not sure if I concur with your statement, Karen.  Though it is not a popular time, it is my contention that you are more likely to find serious buyers...  Buyers who look during this time, tend to be more serious than the average buyer the rest of the year.

Good post.  I just listed a home yesterday and gave them much of the same advice (no holiday decorations, warm home temp, etc.)  I purchased my own home on a relocation trip on Jan 2, so I know people take advantage of school and work holidays to house hunt out of town.  I also requested that they make sure the outside lights work well (no burned out bulbs) and to leave a few lamps inside on a timer.  My seller sometimes does not get home until after dark in the winter, and I wanted a buyer to be able to enter a home that is at least partially lit, since it will be getting darker earlier and earlier for a while.  Since I'm in Georgia, won't have to worry about any snow or ice issues though!

Dear Karen,

Your tips are excellent. I travelled with a snow shovel this winter and had to shovel often to get buyers to the door of houses I tried to show. Good for the figure, if you have snow boots and are not afraid of a little workout, but sellers, who follow your tips may get more showings and a faster sale.

Funny how a house with no heat feels even colder than it did outside. Even vacant houses need some heat!

I think it would be nice if all home sellers had a copy of your list - but I imagine plenty of them would balk at the idea of not decorating for Christmas. Especially if they have children.

Just move top Az and those problems go away.  That is our bussiest season.  Now July and August are good months to take off for the mountains.

Several years ago when I moved, during the first winter there I was glad I had saved some summer memories from the just prior season. We had a long cold winter with plenty of white stuff build-up. I had taken some wonderful summer pictures of the treed patio area with pretty hanging baskets of flowers surrounding the outdoor lawn furniture, hanging from the fence, filling patio containers, and flowing from the tree limbs.

It was a small yard but I had made it very pretty without having to dig, and I passed by that sliding door walkout area each time I went up and down the five stairs to the familyroom with large windows that overlooked that area. So I put some of the fresh, bright summer photos in a multi-picture white frame and hung the frame near the walkout door.

That way I saw it several times each day. Helped me get through the long white winter months that year. And when I sold that house, again I put out that picture frame in the same spot because I sold in the Thanksgiving season eight years later. Buyers and agents on viewing appointments remarked how they were glad to see what the yard looked like in summer months. I think it helped me get the highest price in the subdivision during a tired market. The public does respond to off-season photos of the properties we list.

Hello Karen, great post - thanks for sharing! 110% right with your analyzis and beyond.

But... those beautiful winter scenes lead my thoughts back to winter in Germany...mother nature embracing in a majestic hug the awesome trees, homes, joyful children on the mighty sleighs....the aroma of backed cakes and music emanating from the fire places...the atmosphere...so different to here in Perth W Australia, too hot around Xmas and the atmosphere is never the same - and missing that jogging session in the early hours amidst tranquility and the kiss of the snowflakes... sorry I got carried away...let's list, list and sell. Thanks a bunch for the tips. Peter -  abc88@people.net.au

This is a great list for those of us who have winter weather especially! I agree that those who are looking at homes between Thanksgiving and New Years' tend to be serious & motivated. I've had good results over the holidays. I wouldn't advocate taking a home off the market and possibly missing those folks -- unless it's  just going to be too tough for the sellers to handle showings...

Thanks for the "winter" advice.  Here in central Virginia, we don't get much snow, but last year, we got more than usual, and your suggestions would have been greatly appreciated then.  If we have another bad winter, I will definately take your advice.

Good suggestions, though I don't ask that all decorating be suspended during the holidays.  Tasteful Christmas decorations make the home feel warm and festive.  I find that what turns my buyers off is when it looks like the North Pole threw up all over the house.
