The market is slowing down and that brings up a big question:

Nick , Stay positive and avoid negative people.  In addition work, work, work and don't get discouraged....eventually it all pays off.

You'll do OK because you ask questions; this is a very important thing to do when you are new.

Nick,

In real estate, if you're not either 'listing' or 'selling' your spinning wheels. Your efforts need to be focused on either one of these areas. Keep other time to a minimum. Hope this helps a little. Thanks,   Fran

.... her comment is no longer active... but she mentioned that for her she recommends marketing yourself, because if you focus solely on your company and something happens then you lose everything you worked towards....

Nick, pick a few communities and "farm" (cultivate) the heck out of them.  I have been in business since 1990 and still farm the same 3 communities that I started with.  You're guaranteed to get business, even if the market slows, if you keep your name in front of sellers.  Best of luck to you!

Hi Nick,

Take part in any training that will come your way! Listen to folks who have been in the business long enough to remember good times & bad.  Debbie is right, pick a farm and get to know the people living there.  Check with the agents in your office that have listings in your farm area volunteer to do an open house, bring the Hot Dogs, invite the neighbors!  People want you to succeed, they will give you more leads than you can handle just don't forget to say thank you!  In fact thank everyone who goes to your open house.

The good news is that agents who can weather a slow or stagnant market will be well-positioned for the boom times.  Really work your sphere-of-influence and referral network in every way possible.  I use the services provided by Buffini & Company, and they have been a tremendous boon to my career.  Perhaps that would be helpful to you as you start your career.  And keep coming to ActiveRain...so much valuable information and great people here for you.

Get as many listings as you can. Priced right of course. Concentrate on the expired listings market. It is the easiest and fastest way to build inventory. Remember that real estate is a relationship business.  You have to meet people and establish contact.  Never leave home without a name badge and pocket full of business cards.  Don't even take for granted that your friends and family know.. Tell everyone...TWICE and then tell them again!

You need to be persistent and consistent in your marketing...stay positive and focused and stay away from all the woe is me people!Pick a farm and stay in it...don't get discouraged when they don't call right away.

Being still a new agent....

Go to at least 1 class a week to always be inspired!

Just DO IT! Get out there and door knock. Make phone calls. Strike up conversations with people. Tell everyone you are a Realtor...strangers, people you know, etc. Give a card to everyone you meet, see.

Remember everything in your life now is Real Estate and everyone is a potential customer...including the post office staff, the mailman, the next door neighbor, the kid's football coach, the church folks, the mall security card. The rule of thumb is 1 out of 16 people are either buying or selling a home.

It's a numbers game so continue to count the folks, you'll find that this is true and it will inspire you and make you continue to DO DO DO!

HAVE BACK UP MONEY for Startup! You'll not only need money to live, but to market, to buy business cards, pay MLS dues, to buy gas (LOTS of gas and car repairs), signs, lockboxes, etc.

Don't give up...even when it's getting depressing. PRESS ON!

OHHHHH and FIND THE RIGHT listings...No junk listings in this market! Only list what you KNOW that you can sell!
