Which Website, help me pick

Far from an expert, I am stumbling through a few different site options but really need to nail down my marketing for next quarter. I have a very generic site which allows me to try the SEO tricks (h1 tags, alt text etc) and another option that I think looks more professional, but built using website builder, so I am told I cannot optimize the way I should. Keeping in mind the first site listed has been around for almost 2 years, the second site is about 3 months old, so traffic, PR etc is not really an equal coparison.

 

Ques 1) which site would you use? (until time for a full site $$$)

Ques 2) how much am I limited in terms of optimization from a template site?

Wish I could code and optimize as well as explain mortgages.

I would use the first site however you have to scroll forever and the dark left hand side is hard to read.

I like the look of the first one. The second one looks like many other sites but the first one has a fresh look and feel. I guess it depends on who your target market is.
