Plymouth, CA. real estate market data so far this year, as of September 5th. 2007. These numbers can tell you some about the state of the real estate market here in Amador County, but they can be a bit confusing sometimes, as they don’t paint a very simple picture and in a community as small as Plymouth just a few sales can change the market statistics dramatically. Anyhow, so far this year in Plymouth, CA. we have had 38 residential properties newly listed with an average listing price of $507,134.00. They have been on the market an average of 137 days. 17 properties have sold, that comes out to 44.74% and the average sales price for the properties that sold was $265,647.00. Even though the average list price for houses that sold was $280,405.00. That is a sale price to list price ratio of about 94.74%. The average home that sold sat on the market for 188 days. In Plymouth the average list price of unsold properties this year is $576,585.00, and 28.95% of the listings expired without selling.

While the average list price is higher than the Amador County average, the average sale price is much lower. With an inventory that will last about four months at last months sales rate, mathematically Volcano is in week sellers’ market, But that just goes to show you how in this small of a community a few sales can strongly impact the numbers.
