BUYERS - USDA Rural Development - No down payment loans are back!

USDA has announced that funding is now available for the Rural Housing/Development Program.

There has been some changes to the loan structure that increase your initial loans fees at closing. However, the majority of approved USDA Rural Development loans will require a 3% Seller concession to help cover most all your closing fees.

This program is excellent for the Buyer with little to no down payment.  Certain eligibility requirements, depending on the area in which you live, and/or buying your home have to be met.  

Remember:

Not all lenders handle USDA loans.

Here are some of the new changes:

•·         USDA has increased the Guarantee Fees as follows:

•o    Purchase:  From 2.0% G-Fee to 3.5% G-Fee  (example- $100,000 loan previously had a 2%-$2000 upfront fee  and now it will be 3.5%-$3500)

•·         Rural Housing Guidelines have been updated to reflect new credit requirements:

•o    Minimum Credit Score of 620

USDA GRH is my meat and potatoes in New Mexico! This is bar-none, the best program available.  It is very sad that I talk to so many real estate agents that have NO CLUE abut this program.  I have spent the last year bringing this program to their attention! Good Post!

Hi Sherilyn, I was happy to hear this news and am meeting with a mortgage banker next week to learn more about the USDA program.  I think many homes qualify in our area!  By the way, I like your website.  I had a representative from that company call me this week to switch - are you happy with it?

Kelly and Mary:  I love this program myself and it is a great way to help the newbies to home buying get their first home.. Not only do a lot of agents NOT have a cue about this program, neither do some lenders..

Sherilyn, I have several lenders I work with who are familiar....and I do mean knowledgeable about these types of loans.  I would try to avoid sending someone I am working with to someone who isn't up to date on these types of loans because they are so special.  Thanks for writing about this.

Sherilyn - This is such a wonderful program for the low-medium income borrower who it is specifically geared for.  We don't have a lot of USDA eligible areas here in Los Angeles & Ventura counties so I don't get to do a lot of these loans but over the years I have done quite a few for those borrowers who want to live outside of the city limits.

Donne:  It is a great program.. If you go direct to USDA you get a much better deal than if you go through their guarantee program. However, it can take up to 12 months... So the best way to do it is to go through the guarantee program (30 days), after 6 months go to USDA and request a refi - this can reduce your payments even more. That is the down side - no city living. However, it isn't as rural as people think. You can get USDA right outside the city limits - doesn't have to be in no man's land..
