As Volusia county home sales remain sluggish sellers need to be proactive and come up with new strategies. Sellers have to go the extra mile now!

Sellers need to look outside the box and consider non conventional approaches to selling their homes with a pre inspection! When the market was busy and we bombarded our sellers with multiple offers they didn’t have to worry about the condition of their home. When Port Orange Real Estate was hot someone was going to buy!!

SnailA home inspection obtained by the seller in advance to listing their property is without doubt a great tactic. A seller’s inspection is not in lieu of the buyer’s inspection , however it should signal good faith to buyers and also detect unpleasant surprises.

Remember though the preventative seller’s inspection means that the seller would/could make repairs in advance for the buyers . This shows that the Mr. Seller is interested in selling, motivated and cares about selling to someone and wants the buyer to be satisfied.

Another terrific advantage to a pre listing inspection is that it gives the buyer a good idea as to where they stand with repairs if any additional work is needed. For the seller it should fend off the buyer re negotiating the already negotiated sale price to cover repairs found in their inspection! I have had buyers ridiculously renegotiate $5000 off the sale price over a $500 repair! I’m sure you have had this happen to you!

Some buyers want to turn the key and walk right in to a flawless house. They don’t want repairs or surprises. This is not reality.

Present the pre inspection tactic next time on your next listing presentation and explain the upside to being prepared and the advantage of fending off the dreaded renegotiation . Some sellers might be pleasantly surprised to get a clean bill of health. Sellers that know the condition of their homes can avoid problems and price their home accordingly! I tell my sellers that it is the best $300 to $600 they will spend to alleviate their fears of problems they didn’t disclose because they weren’t aware of them!!!

That's great.  I recently had a deal fall out of escrow upon buyers inspection...it would have been completely avoided if the seller had done this.  More ideas?

I agree completely. This should be done even in a Sellers' market as it allows the sellers to fix things that could scare away buyers after the report is completed.

Joe... There are so many pluses to this pre inspection. Buyers sometimes get scared at even the smallest problems on the inspection report requiring only minor repairs.
